Thanks Cav gor for enlightening.

Finally found some values of GDV and total landbank for both SP Setia and Sime Darby:

SP Setia:
Remaining land banks: 4782 acres
GDV value: 71 billion

http://www.spsetia.com.my/corporate/corpor...resentation.asp (slide for group land bank and GDV)

Sime Darby:
Remaining land banks: 19,000 acres
GDV value: 70 billion

http://www.simedarby.com/downloads/pdfs/SD...2013_Lowres.pdf  (page 143)

So in terms of GDV value, SPS setia lead Sime Darby by 1 billion, but land bank size for Sime Darby is about 4 times higher than SP Setia.

Is that means Sime Darby owns a lot more lands, but the land value is cheaper than those belong to SP Setia?  hmm.gif  hmm.gif

Anyhow, both seems like equally good to me, even it is different, also not different much nia..
*
SD own a lot of land due to its plantation division which can be develop, and merger with Guthrie before. GDV only measures those that have a development plan, not including land bank that have no development plans yet.

Okay, so that's mean if Sime Darby really push on the land bank for development, the GDV for SD will much higher than SP Setia?  hmm.gif  hmm.gif  hmm.gif

Theriotically yes. But of cause unrealistic.

tkj cheryee, i received notification from the bank regarding the first disbursement already, since i am taking fully flexi homeloan, should i start to dump in more money in this current account in order to reduce their interest? Or the interest deduction will only be counted during first installment after VP?  blush.gif  blush.gif
*
If you don't mind me answering....if your loan is full flexi, and if you have xtra cash, then you can deposit it to reduce the interest.
I assume yours is without DIBS. From first disbursement till VP, you are paying interest ONLY against any money release by bank to developer. So if you have cash in the flexi account, interest is only against amount release - cash in account.

JChoo Kor and TKJ cheryee,

Yes, Mine is non DIBS, I am wondering, during the construction period, does the flexi account able to reduce the interest as well (after i dump in extra cash into the CA)? Or the reduction only start to function after first installment (or VP)?

From first disbursement.

Bro, if is semi-flexi can? I mean when bank starts to charge interest.... If let say 50K, can i pay put 3K and will it help to reduce the interest that bank is charging me?
*
Semi flexi also can, as it's name suggest....only not as flexi as full in terms of withdrawal etc.

If bank drawdown 50k, u put 3k, then interest calculated against 47k instead of 50k loh. If u put 50k then no interest Lo.

Bro, what time you reached there? For me that time was 8-810am... Suppose to go there earlier to have a walk up the PARC... Was delayed due to some reasons..  sweat.gif

Anyway, the response I would say is consider ok... Got free meehoon, sandwiches, curry puff and drinks as well (but limited) so consider is very good .

SPS is doing a good job to continue to promote Ecohill  notworthy.gif

Anyone check the welcome center for their sale status?

Last time still got many Aravia and Stagnia left over? And also few Monlis and Lucento.

btw, anyone knows if Jln Semenyih will be expanded?

Since many big developers come in, the local authority should demand them to expand that main road.
