What did you mean fully residential? It is service apartment & commercial title stated from the above-mentioned link.

I went to the site (Court 28 & Rica) yesterday, Rica has put up the hoarding with a banner "Jalan Persendirian akan ditutup pada 25.10.16".
If compare these 2, Rica is more potential in term of location & pricing. Rica is nearer to KTM & future MRT station. Price is below 600 per sq.ft according to SA.

I went to the Mapex Mid Valley last weekend, the SA told me 3% left for non-bumi unit. Really good response.

I was told that many buyers started to sign the SPA on 17 Jan. I will be signing by this weekend.

depends on hierarchy/speed of the road. this link road won't be as noisier as highway and less heavy vehicles. my opinions.
