I read about TR Residence here and also contacted MKH. It seems like a better buy that is why I dropped Rica.
*
it's personal preferences. TR is very high density, somemore in-out traffic flow is terrible. close to perkeliling stations, alot ulats, gamblers (good for genting kakis) and money extortions. the main arterial road, jalan tun razak esp. near pahang roundabout famous for heavy traffic jam. unless you use public tranport, (but we, malaysian loves to drive), it's no go for me. MKH will use the PT as accuses in their TIA, so no surrounding access roads upgrading is required, and maybe carpark not provided thumbup.gif
anyway i'll sign my spa this saturday.

I guess so but the unit not return yet to the developer? Maybe agent holding? Today my SA still mention no A1 unit available.
*
good units no more. developer staff called me asking about loan approval, i asked why. she asked if i wanted to cancel or not, they are looking for cancellation units to be reserved for staff/friends from d*kl.

Seems like rica is not any better than those u mentioned above lol 😂😂

Rica got no ulat, no gamblers, no drug addict, no bangla, no money extortions, no prostitution.
*
a least lower density and better traffic dispersal.... and with carparks rclxm9.gif

imho, TR still has long way to go, not much detail disclosed. how about approvals? or may be even worst, land issue solved?

to be honest, developer has their marketing (or consultant/valuer) team to come up with their pricing. as i mentioned. it's personal preferences, all projects have more or less on par when launching. only future can tell if the project can do well or not. my 2 cents.

Anyway.. i have booked 4 units in Rica through 3 different agents. I believe many buyers are aware about this. Agents are internally booking the units which they shouldn't. They reserve Most of the units as it's very competitive because there are many agencies assigned to sell this project. Any buyers to expose this to the developer then we will know how many stickers will be pulled off the charts. 😂

will only know 4 years later or 5 years after MRT2 completion and operational.

i'm fully agree but sometimes get frustrated by some forummers spreading fears with half-cooked information. after 4/5 years, i'm sure everyone is making money, be it rica or TR, except bro ice who didn't invest.

Dont think much can be done. Well, low floor has price advantage..eg. lowest 9th floor easily 30k cheaper than 30th floor. Sufficient to buy additional covered carpark (if allowed)? 😉
*
30k diff is not for carpark alone, should also consider elevation/view, interests during construction, type of unit etc.

For the MRT 3 Sentul West reserve land that opposite rica, I think this has been mentioned long time ago and nobody seriously look into that. It no longer a "new" news.
*
circle line is still being studied and going to be announced soon. insider may have leaked 'news'.

Congrats on your good deal. Allow my sharing Rica is hedged on 4 years construction period where by the time of VP the MRT is almost completed (at least major construction work) and if both schedule are not delayed, about 1.5years for full operation. For the subsale there are plenty of great deal now however for those existing condos along Jalan Ipoh it will exposed to traffic, noise, dust pollution during the tenure of MRT construction especially the elevated part (means before sentul west station). Also tenants and own stay purchasers will avoid the place as it is not so conducive for  staying. However for investors they can find many bargain buys and provided they have holding power, they will reap the benefits when the MRT completed.

My 2 cents.

These area infected with xxxxxx peoples, how many local Chinese willing to rent here? Not suitable to buy for own stay also. If local not willing to rent then who willing to rent? If buy for investment rental cannot cover, a lot of on going project near titiwangsa station,  play for appreciation don't know xxxxxx effect how much. These area relative close to kl city but appreciation not so promising that's always a reason behind it - not much local Chinese living here, no offense I said the truth. Place without much Chinese living hardly go ONG

nothing goes wrong. just timing problem.

all happened before 2009.

I bet your examples above all transacted or bank value after 2009.

I can also quoted my other purchases before 2009 and sold after 2009...with good profit....but this is beyond the discussion point bcos in my humble opinion, the bull run of 2010 to 2013 wont happened again in our lifetime.

Sam, the property was in Pusat Bandar Puchong...double storey link 22x75. bought for 235k sold for 310k.

can't see any point, how to agree?
if you can't see future, try to look at statistic and predict the trends.
not everyone's flipper, some are buying for long term investments.
if you have no confident in malaysia outlooks, stay away.

Doing SOMETHING is better than doing NOTHING. FIX that SOMETHING if it screws up. How bad can your investment drown at the end of the day if you are not vested in Empire etc.. Doing NOTHING but TALKING BIG gets you no where. TALK TALK TALK and a few years have already passed.

I felt that MRT is a plus point. A real game changer is the upcoming future surrounding of an area. That's what I think.
*
haha.. i remember you also talked talked talked here but at last didn't buy.
