Security wise - as usual intercom, perimeter fencing with CCTVs surrounding and with patrolling guards. But you are right that the security should be tight (as manyak org kaya stay inside) and guards hired must be of certain quality.

Oh yeah, definitely must get enough residents' supports as evidenced by their sign off on the consent forms only then the local authority will consider giving approval to the set up of the perimeter fencing.

Btw, you managed to get the answer whether RM30k through credit card is acceptable (personally I think the answer is no)?

Lol. perhaps non stratified property is more suitable for you then. In terms of house value, I think the consistency of the facade and colour of the houses will be able to carry better value for the township or that particular taman if we are to compare it with the non-stratified houses which over the long run may have different and funny design / colour.

Keep on hunting I'm sure you will get one you like.

Seriously, buying land and building own place is the most cost efficient way to go about it. But there is several roadblocks.

1. Financing, the margin of financing is way lower for both the land as well as the building of the house.

2. Higher overall cost, land usually comes in slightly larger lot, hence the overall cost is higher (despite the psqft cost might be lower).

Yes reckon that the margin of finance for land purchase and construction cost is generally lower compared with purchase of a ready house which means you will need to fork up more upfront. As for the cost, it should be lower by building your own house notwithstanding the fact that the developer can get the material cheaper due to bulk purchase but this benefit is offset by the hefty profit margin the developer charge and other expenses that they need to incurred.
