I think he is right, for shopping i think Aeon > Giant & Tesco.

I think most of Emira buyer have confidence on the rental and the future connectivity (LRT & BRT).

We understand it is an open talk.
But we just don't understand why being a "Hater" for Emira @@?
Bukit Jelutong & Upcoming new project in 2km radius is selling higher than Emira i think.
I think buyer of Emira should have profit in future 3-5 years.

Better to cut lost if place deposit for Emira already and invest in other projects.

This is one hell-of-a-stinky-and-dirty China man developer.
Preparing myself mentally when I get the keys to my Phase 2 - Solstice units end of next year.
1) No windows
2) 7 feet ceiling
3) China brand furnishing
4) Maintenance fees of RM1.00 psqft.

That way, I won't be disappointed.

OSK Holdings Berhad got strong capital power.

Hope OSK will appoint an experienced contractor for Emira and i think it is enough to complete a 27 storeys building with good workmanship within 3 years.

Part of North Klang Valley Expresseway (NKVE) and Guthrie Corridor Expressway (GCE) also flooded

I remember last time Old Klang Road is a serious flooding area.
But after the heavy rain in this two days it was not flooded.
Project running is Old Klang Road also dam high recently.

What i see and feel, Seksyen 13 is not serious comparing to other locations.
There are no right or wrong "standard drainage system is designed for normal rain".
Sometime drainage system may also ruined by development around the area.
e.g.: MRT project affected at Cheras last time.

Also considering the landscape plan around the flooding area in Seksyen 13.
Plaza D'Kayangan which is in the lower area must create a well drainage system to make their upcoming project survive & success.

After all, the flood issue in Sek 13 can be solved in future? Value of the properties surround the flooded area in Sek 13 will affected?

Just wondering, why Bkt Jelutong price is higher than Sek13?
My point of view comparing Btk Jelutong & Sek 13:-

Bkt Jelutong
- Near to Gurthrie
- No LRT Station in Bkt Jelutong
- 1 hypermarket
- High class area?


Seksyen 13
- Nearer to Federal Highway
- Nearer to MSU & College [Rental Wise]
- have 4 hypermarkets and mall
- Middle High Class area?

Some place like Jln Jelatek& Jalan Perak flood until vehicle also cannot go through.
