Guys I am first time buyer.. For own stay.. I don't have much budget and I am not a big earner too but I got bills to pay and mouths to feed like everyone else. So if this project ain't a good buy, I will be the first to smack his own head..

Recently overheard the SA telling prospective buyer that Emira can fetch RM3psf for those 2 bedroom or RM2.6k.. Even Casa tiara side hardly fetching RM3 with 2 good malls, hospital, 5star college, office, KTM n LRT nearby..

Shah alam boleh?? RM2.5psf is a big target for fully furnish Emira in 3.5yrs la..

U see the progress, confirm cant finish by September.. Earliest will be november or december.. either way AEON is not scared of competition from those subang/usj malls cos of the high spending power of those Shah Alam City, BJ ppl.. Major competitor will be I City's mall with new concept from Central group which will be further South West of Shah Alam.

But AEON's access is not as strong as I City with the new flyover but its' after the toll, so might discourage those shah alam ppl.. Will be interesting to see how everything turns out as most of the shah alam malls now aren't doing well but this 2 malls will change the retail scene here
