Hi guys,

Not sure if everyone is aware about the Pangaea hu-ha that is happening now. Basically, the buyers of that project (also by OSK Properties, of course), is in a rather shitty position. Sad to say, I am one of those buyers who have gotten my leg inside, albeit only a small studio unit. Without further crapping, here is a quick breakdown of the issues that the buyers of Pangaea are facing.

1. Change of facade for Phase 1 - Paragon from full glass facade to a semi glass, semi brick facade. Needless to say, buyers feel cheated as the facade is not that attractive anymore. Please do refer to the pictures below, on is from the marketing material back in 2012 and the other one their recent photograph after VP. No big deal? Big deal? Well, quite a number of buyers think it's more of them pulling back their promise and delivering sub standard stuff once project underway.
2. Increase of maintenance fee for Phase 1  Paragon by more than 60%, from RM 0.31 to RM 0.51!!!!! That's insane to say the least. Their reason? Increase of electricity, implementation of minimum wage, implementation of GST. While the reasons given are acceptable, does it justify a 60% increase? Again, buyers in general feel that they have really taken advantage and abuse their position as 'masters' since they are empowered to run the management office for the first year.
3. Elements of the award winning development taken away. Back then, when the buyers of Phase 1, 2 and 3 placed our bookings for a piece of this iconic development, we were promised of a unique, never seen before development which is futuristic and exciting. As you can see from the picture, it will have an open garden rooftop on top of the high street boutique mall. The shape of the mall itself was supposed to be iconic, with the egg-shape design that is bold and sleek.

Today? All gone. Scrapped. Was worse last year, when they presented to a small group of buyers their proposed design. A squarish, dull, regular looking mall with nothing on top. Reason? Market conditions changed, we need to change accordingly to suit the needs. That's outright bullshit. Luckily, we made enough noise and they told us that they will call off the plans and re-look into the design. That was in Nov 2014. One year later, no updates from them on the mall up until today.
4. Height of the internal SOFO units at Paragon is only 9 feet. Well, that's about it. Yeah, 9 feet only, which is really low and crappy. Put up plaster ceiling, put up a ceiling fan, and you'll lose your hand if your raise your hands up. LOL.
Those are the main 4 issues. Will not bother you all with all the other minor, gritty issues such as defects, cheap finishing in common area and so on.

Flood won't be the issue la. I'd saw Puchong ioi there flood. Surrounding area like Setia Walk, Bdr Puteri Puchong blossom like no body business. Yesterday, JB @ Jln Wong Ah Fook, Danga Bay also flood. But the prop there also expensive and appreciated. Rawang also flood back in year 2001. KL, Jln tun Razak also flood. Many more places also flood occasionally. It won't stop the property boom except landslide like Bkt Antarabangsa. So, small issue like this minor Flood won't stop the property booming.

If work in KL, need to spend at least 2 hours in the jam b4 reach Shah Alam
