Tired of such development in cyberjaya. All developer just want to grab big profits with small piece of land. This project is too big for this small developer. Be careful he cant deliver!

SOHO again..

imho, a lot of commercial land has been wasted by building shoeboxes n pigeon hole.. how to set up huge MNC with pigeon hole offices n how to boost working population in cbj when all commercial land are use like this..

talking about increasing cbj daytime population from 50k to 100k in 3 years.. by continuing building pigeon holes and no sign of more MNC coming in wont help to boost the working population..

and all people forgot what 'kind' population in cyberjaya right now.

it is full of middle east, african, some other foreigners, illegal migrants, and a little local Malaysian there.

all the high ranking expat currently not willing to stay in cyberjaya due to the neighborhood.

nearly all the local Malaysian refuse to stay in cyberjaya due to the neighborhood + no food + no entertainment.

so let's say cyberjaya increase their population by twice next year ... which local malaysian is gonna move in? will you sit in a cinema that is full of illegal migrants and foreigners?

and if you want population the increase in a proper way, it has to be increase with more company there. (which they currently not expanding)

currently what they do is increase the low quality population, by put in more illegal migrants, and students from middle east and africa.

I have no issue with middle east and africa people, just that I don't think some of them are really come here to study. So it will create a threat and disturbance to all the neighbors in cyberjaya.

I have seen local malaysian buy properties in cyberjaya, but have to choose those rm600k++ condo ... why? because they have to do it ... else the neighbors will be an issue.

Not so bad LA... IBM just expanded enormously... Good neighborhood development like symphony hill, sec, sejati residence, summerglades will form an affluent community here...no cheap flat oso ard here...town systematically planned...Nice place to hangout like shaftsbury... Well prolly ur taste maybe different. Prolly u prefer puchong or seri kembangan...

you are right bro.. I almost have a thought of Eco Glades..
but on 2nd thought, i decided not to due to my preference on surrounding. the later development of cyberjaya had put me off. still no sign off MNC expansion as claimed by papers but more pigeon hole. no worries, no contradicting here. if i buy n i say no good, then i m contradicting.

Tikaram wise no comment. he seems to be a nice guy.

I am staying nearby Cyberjaya 5 minutes only and see how Cyberjaya develops well. This is contra to what your impressions. 16 years now Cyberjaya which it was from jungle to this happening city now. I have one unit in Cyber Heights Villa... too peaceful and quite. But public also has choice for high rise area. So choose what you prefer. For me, so impressive. Too healthy life with this less entertainment while it still has green landscape with good infrastructure (road & public amenities) before property blooms. African, illegals la, foreigners la.... that 's nothing for me Cyberjaya is about MNCs, international zone, suitable lo to its concept live, work, study, play!!!

I always see African in kepong area too.

Sometime I go supper near jaya jusco kepong, saw quite many of them, having family time with kids.

I know many Malaysian dislike them, just like many Singaporean dislike Chinese @ Indian.

To me, so long as people are not trouble maker, I have no concern, regardless of what nation they are. Many come to certain place, is just for living, like what our grandparent did century ago.

Apart from our government shall enforce & filter carefully? We shall build our own better community, & take our own pre-cautios carefully.

Agreed. Bought houses in cyber mainly from residential point of view only. If mote MNCs established then its a plus point else it's still a greenery residential area with well planned infra.

Our downpayment is 5%. Loan 95% from selected banks.

There are 60,000 people current work and study in Cyberjaya. But less than 10,000 people live here. Historically, Cyberjaya lacked the amenity and makan place. Today, with the D Pulze mall (cinema, bowling etc) completing soon and starbucks and chuyuk makan place, it will be real sensible soon for more people to live closer to their work place in Cyberjaya (save petrol, traffic jam, time and car). Therefore, the potential demand to live in Cyberjaya SOHO or apartments is huge!

Cyberjaya 5 years ago and Cyberjaya today is completely different. Those days, the forum was full of sceptics who didn't believe in it. Give Cyberjaya 5 years forward from today, it would be completely different and refreshing all over! thumbup.gif

We still have limited units from as cheap as RM243k (lowest floor). The others ranges upward to RM260k. Monthly instalment for 30 years loan about RM1100 to 1200 per month.

Just check iproperty.com for rental rates of Shaftbury apartment on similar size. They rent mostly for RM1500 average up to RM1900.

In conclusion (ta da!), KANVAS is a low entry investment for rental returns in a Master Planned IT Business Park Environment of Cyberjaya! flex.gif rclxm9.gif

Hello

Well imagine local or foreign IT workers from cyberjaya currently renting apartment rooms. Most of the time, they share the apartment with 2 other strangers. Most of the time, the shared environment (living kitchen toilet) is awkward.

There is definitely a need for single (or couple) occupant residential space like SOHO. Shaftsbury SOHO looks well occupied at night. Their rental rate (on iproperty.com) are mostly at RM1400 to RM1800.

On other note, one of our purchaser is an animation company who bought many units. He intend to create a google look a like "work here live here" concept for his staff who often work very late. He even shared his vision with us to interview talents in KANVAS Soho in full view of the putrajaya lake view. Sounds quite cool.

Few other small IT company shared the same idea too by buying 2 units together.

Come check us out! Visit our sales gallery for free ice cream! biggrin.gif

HI bro, recently i met alot of colleagues from other states...the reason they came down is because job opportunity in their states is quite limited, I met alot of penang lang...

my observation is, couple or newly married couple willing to pay more to rent the entire unit, in other words, they are willing to pay more for the privacy. They will just left the other rooms vacant if it is a 2-3rooms condo. Most of them are senior exec level and they only stay in strategic area, the monthly rental is around 2k-2.5k

Actually soho/studio is a better choice for them bcos the rental is cheaper, and they have their own privacy. but i still heard that some ppl willing to sublet their condo.

Cyberjaya soho will be over supply so choose the right product, have your own game plan biggrin.gif

We buy condo rent slightly above SOHO rate, never expect rental to break even monthly installment.

Hello Blowwater

You are right. Most people (at least myself) would be uncomfortable to share condo with other people. I have seen large padlocks on my friend's housemate's door and they bring random guest home.

Cyberjaya, on first glance, may seem to be very well supplied with soho and apartments. However, only few of them are walking distance to MNC address or the active CBD area of Cyberjaya (and Kanvas is one of them!). Single IT workers in cyberjaya ideally would want food and amenities very near their place.

With 60000 people currently working or studying in Cyberjaya and only less than 10000 live in cyberjaya, the demand potential for residential property in Cyberjaya is huge! As D Pulze mall (cinema, bowling, karaoke etc) complete soon and the starbucks etc in cyberjaya, more people will find living and working in cyberjaya so convenient.

In addition, SOHO should technically be located in a CBD or business park environment (like cyberjaya!) where young single workers can live near where they work.

Our SOHO is very unique. Please visit our show unit and website to see what we mean! KANVAS is probably the most affordable capital appreciating rental yield generating property for first time investors in Klang Valley. Do check us out. Thanks!

HI xyyap

Rental rates of shaftsbury soho (same size) are most RM1500 and above. Check iproperty.com to see what i mean. That should be sufficient to cover a loan instalment of RM1100 to buy Kanvas.

LTV 90% is very good. Gone are the days of "pay 5k and nothing else until handover"..

For KANVAS, we have tied up with financiers for 95% loan. Downpayment is 5%... about RM13k.

Thanks biggrin.gif

Hello Rambo8..

I read somewhere too that they have planned 50,000 houses in Cyberjaya (not 100,000 on the one i read). Upon further study on the Cyberjaya master plan, 50,000 is the planned housing for the entire 7000 acres of cyberjaya which included all their thousands of low and medium cost housing and PR1MA housing.

Cyberjaya has currently developed only half of the 7000 acres (from 1997 to 2014) and the balance is meant to last us for another 15 years.

50,000 houses divide by 7000 acre works out to be 7 house per acre. That is very very low density. Places like mont kiara has easily 80 houses per acre on average.

Apart from residential, Cyberjaya still has many more space for MNC, IT company, Data centre and universities. The MSC status looks set to last for very long. Our relatively "cheap" IT labour makes us still very attractive for foreign investment.

Cyberjaya 5 years ago and today looks completely different. Having tipped over the critical mass, more good things will be coming our way in Cyberjaya.

Cyberjaya, undoubtedly, is still one of the few prominent, clean and master planned business township in Malaysia. Very few places in Malaysia has so many big MNC brands grouped together in one place. We have strong potential to be even better moving forward.

Dear Properybbb

Thank you for your feedback.

Our website is currently still not compatible for mobile phones and apple macbook. It should be compatible early next week. We are still in very early stage of preview and some collaterals still in production.

By early next month, we will have a complete 90 seconds animation video and the mobile website ready for viewing!

Anyway, just in case you are using a PC (not mac) and it does not work, that is serious problem for us. Please let us know which browser you are using (IE, chrome, safari?) Please view it on PC and chrome if you can.

Thank you for checking out our website!

well so far we attracted a lot of first time investors.. Their loan seem ok.

Low entry investment for rental return in Cyberjaya IT city.. from as low as RM245k (lowest floor).. sounds attractive to a lot of people.

By the way, if you are looking to buy for own stay, then buy all means buy higher floors with better views.

If you are looking to invest for rental, just buy the cheapest unit available on the lowest floor possible. There will always be market for cheap rental units and some tenant don't care for better views (i.e. they won't pay more).

Thanks

Hey our customers from HP campus told me that HP campus currently has 3000 employees (on day shift and night shift). That building is designed for 5000 employees!

Just behind our project site is Star Central @ Cyberjaya with 19 blocks of office tower under construction.

DPulze mall is completing soon with cinema, bowling alley, karaoke gym etc

IBM is shifting to their newly completed Quill 5 building in Cyberjaya soon.

SHELL shifted into their brand new Wisma Shell Cyberjaya just last year. Beautiful building with green certification. T System moved into shell's previous building.

NTT is just completing their third phase of expansion with some colour buildings.

Galleria Office Suites also completing soon.

Other than that, a major trunk road that connects the southern part of the 7000 acres cyberjaya just recently completed. It will start from DELL on a huge semi circle loop all the way back to Symphony hills. Major upgrade works are in progress for city sewerage works and sewerage treatment plant. A direct slip road from MKN Tech Zone into the Maju Expressway (KL-putrajaya highway) is under construction.

The government is still pushing for MRT phase 2 route that will lead to ERL station located in between putrajaya and cyberjaya. With a park and ride just behind KANVAS, one can expect frequent routes to the ERL station.

The above are just the public information. I suppose our city manager Cyberview, master developer Setia Haruman and MDEC have a lot more to share with us!

Do check us out. Come visit KANVAS show gallery for a free ice cream! Open from 11am to 5pm on weekends. 9am to 6pm on weekdays.

This one come in too late. By the time it is ready, all the cyberjaya population or demand already captured by current on going projects with better concepts and integrated development i.e. with shops/shopping malls. Please think twice before enter, unless you buy for own stay.
Also, please dont compare with Shaftsbury, totally different. In cyber, if no convenience to shops, hard to attract quality tenant. Might eventually turn into African community. My opinion is this project will not be better than Domain.

Hi georgegan

Well, we have our own 16 units of retail within kanvas.

Directly opposite us is Prima 11 with burger king, kayu nasi kandar, coffee shop and 2 chinese restaurant.

In the pipeline is Prima 12 with more retail lots and restaurant.

Thanks

Yoke Loon and Zhia Kitchen... sells pork laugh.gif

I was at the showroom today... nod.gif overall concept similar to most SOHO launches with attached commercial lots.

Wished the units are slightly bigger

The location is close to the fire-station on Fridays the road can get congested. Hopefully it will improve once the CBJ mosque opens.

Hey check out our retail. It has a centre courtyard with lifts and escalator for first floor.

It is not for sale. They will be jointly owned by the developer and the landowner being prima avenue. Prima avenue has a long track record of bringing quality tenant to their property like old town, starbucks, maybank, cimb bank, restaurants, burger king, kayu nasi kandar etc.

With good amenities, Kanvas SOHO will be attractive to IT workers to live in it.

Check us out! Thanks

Hi there

Yes there is a high tension power line behind our land. We have surveyed the location of the pylon and the nearest pylon is 330 feet away from our bold tower... so it is quite far away.

The line is not parallel to any of our building side. It is at a 40 deg angle. The lines are still visible from the units (no doubt) but we are selling them very cheap. Please consider that for rental return as some tenants wants cheap rent and do not care much about the view.

In any case, we still have units in view of the lake and the city skyline, those units are also available for sale (but they cost a bit more..) We also have units on higher floors for sale.

Thank you for your interest! We hope you consider to invest in Kanvas. biggrin.gif

Thank you very much for the information you clarify, anyway i am planning to stay they myself.
I believe those unit with facing pool side and lake side could be better (if entrance facing to burger king). My concern is only the high tension power cable, else that will be perfect as i quite like the layout at gallery. Lowest floor seem like all got booked. highest floor start about 270k up.

Well i think you get more magnetic field exposure from your phone, computer and TV.

It is electricity that runs through the power cable that ultimately ends up in your house too.

All our units will be governed under developers license and advertising permit. Hence, we will follow the schedule H S&P under the housing development act. Therefore, we are eligible as residential loan up to 95% loan margin. Downpayment 5%.

Yes yes!

Please come to our sales gallery to view our scale model and show unit. We are located just above starbucks in Prima Avenue Cyberjaya (behind maybank and cimb bank).

A distinct feature of our show unit is the generous amount of large windows which makes the entire space (living room and bedroom) so full of natural light and air. Even our toilet has a natural window.

Another innovative feature we have on our window is a vent that can remain open during rain or shine, which allows for cross ventilation to refresh the air within the Soho.

Free ice cream on the house! come after lunch or after work! come any time!

Call 013 6099 333 (joyce) or 012 6161 012 (aura) for more queries.

Is there any bumiputra discount?

When construction estimate to start?

Hi there

Cyberjaya is an international zone. There is no bumiputera discount.

Construction is expected to start in July this year.

Thanks!

Hi jamespond

well the high tension cable is 100m away from our building. You can consider tower A that is further away. High tension cable still better than next to noisy highway and railway line, sewerage plant etc.. not so bad la sweat.gif

In any case, we have units with nice putrajaya lake view. We hope you consider.

Thanks!

Agreed that it is not a great place for family and young children.

However, it is perfect for IT workers working just down the street. Cyberjaya is a beautifully master planned IT business park environment.. great for living and great for working. We have 5 existing restaurants just opposite our site now.

With great amenities and plenty of makan place, IT workers can save time and money from travelling far away to go home.

Our price at RM520+ still very competitive in Cyberjaya. Invest RM250k.. monthly instalment about RM1100 per month and potentially can rent for RM1500 per month. Check rental rate of shaftsbury same size on property.com to see what i mean. They rent for RM1500 onwards.

We hope you consider investing in Kanvas! biggrin.gif

I do agree your price is competitive. But it is not cheap.
Not to forget, high density will kill rental. Furthermore, all those young owner that still learning investment will kill the market.

We always get comments on forum that there is too many soho and apartments in Cyberjaya. One need to put that against the argument of 60,000 people currently working and studying in Cyberjaya. Of the 60,000 people, less than 10,000 live in cyberjaya due to the lack of quality residential unit and amenities. All that is about to change with the completion of the mall and opening of more restaurants etc.

Furthermore, KANVAS is currently the only SOHO around the southern part of the Cyberjaya CBD.

A lot of other SOHO and Apartments are not within the CBD hot zone. Kanvas is.

If someone from DELL wants to rent a SOHO, they would be really interested in the ones within walking distance from the office. Sensibly speaking.

During the MAPEX exhibition last weekend, most visitors agree that we are the best property investment below RM300,000. thumbup.gif thumbup.gif thumbup.gif

Agree that Cyberjaya is oversupply at the moment. But look at long term, it is still a good place to stay and there are job opportunity nearby. Most important, the launching price is reasonable and overall design concept is good.

i still think to be on the safe side, buy for yourself to stay first as 1st investment...cyberjaya currently not a bad place to live....its quite chic with many trendy hangout place...if u can afford to stay and pay the instalment...means the investment wont be so high risk...only look to rent out or even flip when the rental or subsale market is getting good.

such mindset would be much safer. currently so many ppl looking to investr in cyber looking for fast profit....i dont think its appropriate investment mindset if ur looking at this place....might as well u guys speculate on the greater kl area...

Hi there. It will not be leased out to any operator. i don't think it is viable anyway for them to operate as business.

It will be for resident's booking to use. The management corporation will charge a reasonable fee for cleaning etc.

There are 1 sky lounge + 1 common hall / dance studio per tower.

Thanks .

Well, if you are looking for a good investment below RM300k, you've found it.

SOHO on similar size in other greater KL area would cost twice as much. The question to ask is whether the rent will double too.

I agree with this...it is good for young person to buy an affordable and trendy development for ownstay cum investment in future, short term flip most likely wont workable in cyber...

property is a investment tool but ultimately it is a home and for ppl to stay, if u are convinced that cyber is a good palce to stay, should buy within your affordability and hold for long term...the return will decent smile.gif

Cheapest unit still available. at level 3. No great view in particular other than carpark and TNB pylon (although it is 100m away).

Hey TNB pylon still better than highway, railway, sewerage pond, graveyard mah. The pylon is not a transformer or a incinerator. Still acceptable for RM245k.. don't you think? Some tenant don't care what view, they just want cheap rental.

Thanks!

Hi Mr Kanvas,

Thank you for the ice-cream last weekend. Saved me some money buying desserts for the kids :-)

I just wanted to say that the housing in Cyberjaya are not necessary for Cyberjaya workers only. In fact, many Malaysians I know living in Cyberjaya are working in KL or further south. Quite a number are Puchong migrants.

On Kanvas, it is one of the best laid out small space apartment. Location is great to me. Of course there are some concerns else I would have plonk my money there immediately, but different people have different feel on it. I for one feel that the angle of the building is slightly awkward but I can understand the rationale for it. On another positive angle, there are only 12 bedrooms per floor, which is somewhat like having only 4 units of 3 bedroom apartments per floor. Also, the window opening is great! and the potential to link two units together through the structural brick wall is a good idea. Great work!

Hello

TNB pylon nearer to Tower B.. but it is a good 100m away. And it is better than some project next to railway line, highway, sewage pond etc. Anyway, they are very cheap which makes it good for rental return. Most tenant don't care about the view.

Yes, we are still on pre-launch price.

Downpayment 5%. Loan up to 95%.

Thanks

i think this developement is value for the money. For young working adults or newly married couples, with the same amount of money, it is hard for them to get the same house near to KL or subang/PJ.These peoples may not work in Cyber, but with the Mex highway, traveling is not an issue.

The price is still reasonable. However, the major concern is the residential oversupply in cyberjaya especially pigeon hole. Will create glut in the rental market and cause stagnant in price appreciation. Therefore, dont think its the right time to invest in cyberjaya at this time. Thats my 2rupee opinion.

just visited today. Price is still reasonable, but if i wanna apply for loan, i only can get 70% as i have 2 house already..

after 5% discount i need to pay 25% downpayment, 3k booking fees, and i need to pay for 13k++ legal fees once signing S&P, 50k++ pay during construction period..is that correct?

Cyberjaya should have more family style residentials like symphony hills, eco glades and areca nadayu first. Pigeon hole too many lar in cyberjaya. The market will be saturated. Rental is not bad and it is the only thing that is good about cyberjaya high rise. Appreciation is by far one of the worst because of the students being the primary tenant. But if oversupply gao2, even the rental will be crappy. Just check how many high rise there will be in cyberjaya by 2017. Mati wei. Landed is ok. But not all. Check out garden residence. Value rm2.6mil but people are selling at rm2mil. Itu pun berbulan2 takde org beli. Pity.if wanna go into cyber go for SH, EG or areca imho.

Cyberjaya should have more family style residentials like symphony hills, eco glades and areca nadayu first. Pigeon hole too many lar in cyberjaya. The market will be saturated. Landed is good but not many can afford. A lot of youngsters have limited budget but die die want to invest, afraid of missing the boat for quick return. These are the ppl who will fall into the trap of buying these 250k ??HO, no many places have such low entry investment. But bare in mind, if invest wrongly and couldnt rent out your unit then you will have to pay the bank loan and monthly maintenance fee until you can sell it at loss. It is not easy to sell, Shaftsbury has 700+ units but subsale only less than 10 so far.

Ask yourselves, will you rent here or other projects if you are the worker or student here? If cant rent out within 6 months will you rent to African? If many african staying here, will you want to stay here? Will your gf or wife stay here with lots of Africans?

Hi Kanvas, does this means, 5% down-payment [3k booking fees included in this 5%] needed, no other fees needed and then wait for S&P signing? next payment will be until MOT after 3 years?

Cyberjaya is a very unique place. It is one of those rare place in Malaysia where there are so much more job opportunities than place to live.

Kanvas SOHO is within "walking distance" to at least 5 MNC (amongst so many others..). According to Cyberview, Cyberjaya is RM35billion of investment strong.

KANVAS. How are you going to strata title the sky lounge and common hall since this is commercial title? These title will be under developer or all the buyer?

What is the floor height? any lighting provided?

Sky lounge and hall will be treated as common area. Common area belong to the management corporation (i.e. all the buyers)

Floor to ceiling height 9.5 feet.

No lighting provided. Only lighting point.

******

Work expected to start in july 2014 and expected to end in June 2017.

*****

Title commercial. But our SOHO is governed and protected under Ministry of Housing with developers license and advertising permit. Therefore treated as residential loan with higher margin.

Hi there

Please use iproperty.com , check shaftsbury apartment, select maximum size 500 soft, you will see the going rental rates of such 1 bedroom SOHO in Cyberjaya.

The target markets are mainly the IT workers and the students. With the D Pulze mall completing soon and plenty of amenities in Cyberjaya, more workers and student will choose to live in Cyberjaya.

Thanks!

the SA would have pointed it out as a selling point, like how d'pulze did it last time before mcd pulled out from d'pulze. doh.gif

if the news is true, not only it would benefit kanvas, but also the CBJ community. tongue.gif

Hi there

We wish to clarify that McD has not (yet!) indicated interest to operate in Kanvas Retail.

However, bearing in mind that it will be jointly owned by the landowner (Prima Avenue) and developer (Suntrack), one can expect coordinated tenant mix as seen in the existing prima avenue property (old town, burger king etc).

Thank you!

To get a new studio unit below 300k in cyber right now is considered cheap...

Not really risky if buyer treat it as their own stay house. I don't think 90-100% of this project buyer all think about making fast money type investment...location wise its quite strategic to rent out to cyber worker as well.

hockser,

For the powerlines and telecommunication station, as long as the electromagneticfield (emf) is not substantially higher than background level (household appliances) it should be fine..u can sedapkan hati by testing it for yourself..easiest way is to download an app on your phone that can test for it..for more reliable readings, perhaps u can try find an actual physical instrument to measure it?
do share with me your findings! smile.gif

1st u have to believe in cyberjaya potential
2 famous arguments is cyberjaya quite dead and too many apartments
on the other hand, cyberjaya is picking up in terms of commercials
and this abundance of highrises is exactly what cyberjaya needs to be a mature township
with more residence more businesses will come in
logic dictates when a township mature, u can enjoy significant capital appreciation

its also alot safer if u urself wouldnt mind to live a studio
shoud the worst happen if rental play is terribly poor

not tips as im a noob myself, more like sharing my thought process
theres a chance to make money in the long run
cyberjaya has alot of potential as a city (refer to other threads) and it still has yet to mature
i think most would agree once a location hits a critical mass and matures, prices will appreciate

of course this is long term lah (as property investments should be)
i think the days where short term flippers make a fortune are behind us
yeah they talk about MRT plays, but developer already selling them future speculated price
whats there to gain?
perhaps just organic growth, not quantum leaps like before

to steady ur cyber-self for the short-middle term
choose a unit that has extra selling points
kanvas selling point is up-market (though not the most) and close proximity to city center

not tips as im a noob myself, more like sharing my thought process
theres a chance to make money in the long run
cyberjaya has alot of potential as a city (refer to other threads) and it still has yet to mature
i think most would agree once a location hits a critical mass and matures, prices will appreciate

of course this is long term lah (as property investments should be)
i think the days where short term flippers make a fortune are behind us
yeah they talk about MRT plays, but developer already selling them future speculated price
whats there to gain?
perhaps just organic growth, not quantum leaps like before

to steady ur cyber-self for the short-middle term
choose a unit that has extra selling points
kanvas selling point is up-market (though not the most) and close proximity to city center
and got myself a lakeview which is always a bonus
*
then all the best in ur venture...

yes buying with the aim of rental. but staying also don't mind. we'll see when 2017 comes smile.gif
i like their layout; the way they utilize the small spaces that doesn't look cramp.
other points: low density per floor, my unit facing lake which always a good thing, not facing evening sun.
price point i won't say cheap but can put it as fair smile.gif

p/s: oh having studied and working in Cyberjaya since 2000 (where literally there's nothing in the city), I believe in its potential.

ya true. i rather hang than pay for extra electricity. tongue.gif
but if terpaksa, then have to buy the dryer already. now got the portable type. can hang and dry.

even pangaea's studio also don't have balcony. sqft so small already, if need to allocate for balcony, then no more space. sweat.gif

the studio in Mutiara Ville got balcony though, because it's quite big as a studio. 500sqft, can manage to allocate some sqft for balcony. tongue.gif

Dear Ibbrio

Please don't be upset.

Even condominium with large balcony has house rules that forbid hanging of clothes to dry. Those residents are expected to hang in their yard which is often too small and some use as wet kitchen for cooking. Therefore, they end up using a dryer too.

For kanvas, you may use a dryer in the storeroom OR go down to the launderette (on lobby floor) and hopefully meet some nice people to chit chat while waiting.. biggrin.gif

So true. rclxms.gif

Some of those who stay in landed which have extremely large balcony preferred dryer or even laundry. Not everybody likes to do their house chores anyway. tongue.gif

It's just hilarious that given the technology and conveniency these days, people are still worry about where to hang their clothes. sweat.gif

because we are in malaysia where sun is plenty unlike UK
i used to use dryer when i was in UK
no issue
just sometimes can damage clothes or little shrinkage
but malaysia is a hot country
why waste energy when you can have natural weather to dry the clothes
if you see large apartment, they still have balcony and yard. i don't agree with hanging clothes at balcony unless no yard
underwear needs to hang somewhere so balcony or dryer lor. cry.gif

Hi ibbrio,

Dont take this the wrong way, but after some time, your posts is kinda annoying. It seems like you're looking for a perfect place according to your liking.

Perhaps it is just my opinion. But you seems asking thousand and one questions in many properties thread (of which nothing is wrong).

It's just, why don't you just drive up to the showroom, call the sales agent, view the site. Perhaps some of your questions will be answered then.

Since all the units are of 484/485 sf, same size, the internal competition among units to sell or rent out upon vp will be extremely intensive

646 units to compete but still lower than garden plaza (garden plaza 450sqft can put 3 students making it super high density)
so far kanvas does not make it into partition for 3 students so still can target professionals working nearby

the only good thing about high density project is the cheaper maintenance fee. icon_rolleyes.gif

high or low density each have their own advantage n disadvantage

A project worth to be invested or not should be judged from the value and future potential once VP. The mentality of "freebies", "discount" and "free maintenance" are the traps that make you blindly purchased. Better be careful on your mentality ya bro.

of course bro
the free maintenance is just to sweeten the deal if a person has already decided to purchase the property but not the sole reason to purchase the property. but free 1 year maintenance is quite common with some developers. there must be many reasons why mah sing offer fully furnished as the main marketing scheme.

Cyberjaya too many supply vp soon. Oversupply. How to make money when supply more than demand. What is the strategy of investing and make money in cyberjaya? Any tips?
*
i always like to hear and learn when people comment whether cyberjaya is the right place to invest
in many of the cyberjaya forums, many are already investors. some entered very early.
when we say, it is too expensive now to enter? somehow i can agree but not just cyberjaya as all other places are just too expensive to buy now compare to like 3-4 years back(not comparing too long ago). but then will the pricing drop in the near future and by how much? i really don't know. if pricing cannot be possibly drop, then is it not true enter now is better than enter late?
and why all developers are entering cyber? is it because they have no other lands but cyber?
or do they know something which we don't know?
in general, having done some reading on cyber and visited the place, i feel there is potential but it may not be fast like many other chinese areas. it takes many factors to make it successful and i hope it will
i want landed in cyber like many others, but crazy pricing. so how? you would think cyber is far hence landed should be cheap like max RM 500,000 but the reality is not. why? RM 500,000 only can get condo rclxub.gif

nope
flip is never in my mind
i normally buy for long term either use as temp stay or for rental
i plant seeds for future
that is why i feel sorry for the rest who cannot buy properties because somebody else "flip"
it already happens to all the young graduates who mostly have to depend on parents to dump in deposit

Called up SPA lawyer and was told that developer and Proprietor still checking SPA and yet to sign. Problem is they already collected downpayment. There should be a timeline to execute SPA from developer after collecting downpayment which failing to meet deadline, purchaser have the right to withdraw the purchase.

Dear Kanvas, please explain. TQ

Dear Rossctm

Please accept our apologies. We are processing over 500 S&P all at the same time (as we have sold 90% of our units). Please give our sales admin staff and director some time to process and sign the S&P.

If you require the S&P to apply for EPF withdrawal, we will provide the sensible time required after we return the stamped copy to you.

I supposed you called the lawyer today. We will look out for your S&P and expedite the stamping for your copy.

Thank you.

(Dear Rossctm, we do not check this forum all the time. Please direct your queries to our sales admin in our office.)

Hi Kanvas,

I was call few times in different date, however I still do not manage to get Ms.Norlina, she was either meeting, busy, not in office, and I was left my contact ask for call back, but still I do not get any feedback on this.

Its been half year since the booking fees paid and still we do not know the progress of SNP. Please kindly give a exact time by when we will get the stamped SNP copy in stead of waiting or keep calling the office and makes admin there feel frustrated.

Thanks.

Hi there

We do not provide free maintenance fee. We believe that residents should get into the habit of paying for maintenance right from the start. Collection of maintenance fee is critical to successful management of any property.

Thank you.

Dear KANVAS Soho customers, our sincere apologies for the delay in sending back your SPA and receipt for downpayment. Our sales admin team and lawyers has been overwhelmed by the workload to process more than 500 S&P in a short period of time.

For customers who have signed before 30th August 2014, we are sending out all the S&P today to lawyer for stamping. You should expect to get your stamped around 31 October 2014.

For customers who signed before 30th September 2014, we are targeting to send out for stamping on 31 October and you should receive your stamped copy around 10th November 2014.

We are also working towards sending out all the official receipts to be mailed (separately from S&P) to you around the same time you receive your stamped S&P.

Please be assured that piling progress on site is full steam ahead. We will be posting progress pictures shortly. As we speak, the main building tender is in progress and we expect to award the main construction job in November 2014.

Hello Everyone

Kanvas Soho is 95% sold. We still have balance 30 units to go. They are units at the highest floor with magnificent view of cyberjaya and putrajaya lake.

Construction is well on the way and structure will be completing in August. We are targeting to hand over our units in Q2 2017.

Summary for considering Kanvas Soho:
1. Plenty of extra carparks behind our project at the public park and ride. Future bus route for feeder bus to MRT2 station in Cyberjaya.
2. Project completing soon.
3. Attractive price and entry from RM293k.
4. Free kitchen cabinet, aircond, heater and fridge. We are considered semi-furnished, so tenant can immediately rent and bring their own TV bed and furniture.
5. Sky lounge and Lobby by award winning interior designer to welcome yourselves or your tenant home.
6. walking distance to Royal Bank of Canada, Dell, AMD, MAGIC Centre and many more office blocks.
7. Directly opposite food retail centre (burger king, coffee, chinese restaurant and a halal restaurant.)
8. We have 16 units of retail lots for amenities to our tenant.
9. Freehold.
10. Smack in Cyberjaya flushed with investment by the MNC, our government and many other IT companies.

For more information, please visit www.kanvas.my or visit our Gallery in cyberjaya (above starbucks in Prima Avenue, behind CIMB bank).

Sure got. My ex uni mate fresh grad into HP. Basic plus allowance and all claim also exceed rm5k. Tech helpdesk level 2 all in salary at HP already rm6-8k. Lvl 3 there my ex tenant nett salary already 10k++ now become manager there already i dont know hes salary now.

Some Project coordinator in HP that used to apply loan with me all salary starting from 10k. I was even amazed theres some as young as 24 years old with such salary in CJ.

But understandable if u not in IT, customer servicenor other job like compliance, HR or etc the range of 4-6k is normal...but everytime i receive apps from IT programmer, IT guy salary range is like what i mentioned.

i think in IT, it's normal to get 8K for exec.

Most of these worker have their salary account with certain bank in Cyber there. They filter you guys income level for their telemarketer to call to offer pre approve gold/platinum card.

Thats how i know how much average this IT people make...

Ok lah if u guys tak puas hati i tell u 5k- 6k is the average income exec there in Cyber.... 😅

I dont think so.

This kind of conventional design and color can last quite a ong time and safe option....

The Domain studio color looks tacky and would not last long

Simply because they want to expedite the meter installation. Hence they pumped in the dummy personal info like email/ tel no. to TNB ERMS system. Hence it actually showing the wrong info in the application form. But they want to make sure the smooth installation and no delay. So they promised us that just ignore the information for time being, and they will help us to update the data on a later date.

To me, they are consider as on of the quite responsible developer out there. Beside some minor hiccups, nothing to complain.

Dear jun4hong

Thank you for your kind words.

As we are handing over VP now, we are still constantly improving and upgrading various parts of the building so that we make the place more pleasant and easier (means cost effective) for maintenance. Please don'd mind the ongoing minor works on site.

Thank you.

Yes, we have started to handover VP from the lowest floor up.

Just google "kanvas soho for rent" and you will find many agents renting out the rooms.

275k I bought in year 2014.

Expect completion within 2017.

I wish to let go now. But before that I need to know roughly market price is how much.

From source, unit is currently occupied. Most probably by tenant.

This is the 3rd lelong unit from Kanvas.
Previous 2 lelong units virgin condition.
