Hi,
May I know how many floors in total?
For 2nd house is it able to get 95% loan?
Is it both type A and type B has the same size? 485 sqfts?
is it the promotion now? such as interest refund scheme or what?

Thanks.

Hi there

Thank you for your interest.

Both storey are 30 storey tall. Unit start from level 2 to level 28.

Yes, 2nd house eligible for 95% loan. Therefore downpayment is 5%.

Type A 485 sqft. Type B 484 sqft. Almost the same. One has entrance from front and the other entrance from side.

We are at pre launch price. We do not have interest refund scheme. For more details, please visit our sales gallery.

Unit start from RM250k. Very good for first time property investors. Please view our website and video on the link below!

Hi Kanvas, does this means, 5% down-payment [3k booking fees included in this 5%] needed, no other fees needed and then wait for S&P signing?  next payment will be until MOT after 3 years?

Hi there

You need to service interest during construction. Thanks

Cyberjaya is a very unique place. It is one of those rare place in Malaysia where there are so much more job opportunities than place to live.

Kanvas SOHO is within "walking distance" to at least 5 MNC (amongst so many others..). According to Cyberview, Cyberjaya is RM35billion of investment strong.

I booked one unit.

KANVAS. How are you going to strata title the sky lounge and common hall since this is commercial title? These title will be under developer or all the buyer?

What is the floor height? any lighting provided?
*
Sky lounge and hall will be treated as common area. Common area belong to the management corporation (i.e. all the buyers)

Floor to ceiling height 9.5 feet.

No lighting provided. Only lighting point.

******

Work expected to start in july 2014 and expected to end in June 2017.

*****

Title commercial. But our SOHO is governed and protected under Ministry of Housing with developers license and advertising permit. Therefore treated as residential loan with higher margin.

*****

Thanks

Any1 know how much can rent there and whose will be the targeted tenant?

So far any working adults (middle class to high end class)  staying around the high-rise there?
*
Hi there

Please use iproperty.com , check shaftsbury apartment, select maximum size 500 soft, you will see the going rental rates of such 1 bedroom SOHO in Cyberjaya.

The target markets are mainly the IT workers and the students. With the D Pulze mall completing soon and plenty of amenities in Cyberjaya, more workers and student will choose to live in Cyberjaya.

Thanks!

the SA would have pointed it out as a selling point, like how d'pulze did it last time before mcd pulled out from d'pulze. doh.gif

if the news is true, not only it would benefit kanvas, but also the CBJ community.  tongue.gif

Hi there

We wish to clarify that McD has not (yet!) indicated interest to operate in Kanvas Retail.

However, bearing in mind that it will be jointly owned by the landowner (Prima Avenue) and developer (Suntrack), one can expect coordinated tenant mix as seen in the existing prima avenue property (old town, burger king etc).

Thank you!

hang in living hall and open window i am thinking
this is sad man
we have to live like this in this malaysia 2020 instead of gov gives us land to live in double storey link house with plenty of space and land to hang clothes under malaysia sun
*
Dear Ibbrio

Please don't be upset.

Even condominium with large balcony has house rules that forbid hanging of clothes to dry. Those residents are expected to hang in their yard which is often too small and some use as wet kitchen for cooking. Therefore, they end up using a dryer too.

For kanvas, you may use a dryer in the storeroom OR go down to the launderette (on lobby floor) and hopefully meet some nice people to chit chat while waiting.. biggrin.gif

but the idea of bring clothes down is still very lazy
i still prefer buy my own washer+dryer if cheap
*
The units sold does not come with washing machine and dryer.

The laundrette is the put coin type.

Thanks!

Hi Kanvas,

Suggestion here.

Can your website (kanvas.my) includes a page called "Site Progress" with monthly updated photo?

Like what you're currently doing in Kanvas FB page but to wider audience, you can update in website as well, more organized.  laugh.gif
*
Hi Dexter

Thanks for the suggestion!

But it is faster for us to update site progress on our Facebook page.

www.facebook.com/suntrackdevelopment

We have done so for all our previous projects. Thanks!

Hi elviskok, they are in the process of being signed and stamped. We will give you sufficient time to apply for EPF. Thank you for your purchase.
