Time has changed. Now for a conceptualised megamall in the growing Shah Alam City.

A 1 million sq ft shopping mall may be built as part of Titijaya Land Bhd's upcoming billion-ringgit TRIO project near Montfort Boys Town/Glenmarie and Paramount Utropolis. Various proponents have called for inclusion of this area under future Rail Transportation masterplan. As developments in this area moved to the next phase, we won't be surprised to see what will be in store for this locality.

titijaya again... i heard they had some quality issues with their condo projects in subang jaya...

now they r undertaking billion-ringgit megamall project..

can they undertake such a big project? blink.gif

Boss, if it's 1million sf, assume that they will not sell the units

The commitment is on the guts to commit to the huge sum of financing, expose to no billing/collection during construction until the tenants start paying their first rental, commit to marketing fund to market the mall prior to collecting any rental, expose to servicing the loan interest for ever until the mall is sold, commit to holding the baby until the mall become operational profitable.....the mere thought of the high risk & huge exposure is quite enough to kill if here is no commitment to see it through...

So far only IGB, Sunway, SP Setia, Tropicana, MCT etc etc have demonstrated these commitment. Some along the way also offload the mall to REIT to cash out so as to reduce the commitment

They have so many projects and lands - they also own land in downtown kl.

Tan Sri Lee can just inject more.

yes, tats my opinion as well..

it takes a very big developer with reputation, finance and guts to undertake such a project...

Megamall there? Even U8 Space Mall is a dead joint.... perhaps maybe it'll be different if its run by other capable people... no?

last time i saw big land hording up beside NKVE under Titijaya..

Is this is the one?

BTW, this project got 2 blocks of service apartment, 560 sqft onwards.. Price RM318K onwards

I really think this mall will fail. too many malls in KV!
In Shah Alam, we have Jusco near the stadium, Tropicana Metropark mall, I City mall by Central group(confirmed d).. Dunno how many more malls

yeah but how many malls will people go to? Retail sales in Malaysia is already dropping. With megamalls sprouting all over, malls like this will find it hard to attract people.

My advise is don't buy from this developer Titijaya. I just received my keys to Subang Parkhomes and the quality is extremely bad. Price psf is RM625 but the finishing is like low cost.

Common area finishing is terrible. These areas are not shown in brochure so when they deliver the final product to you, you will then know how cheapskate this developer is. The entrance to my lift lobby is cement rendered!!! The car parks are full of cement patches everywhere. I thought I bought a low cost house!!

Leaks are everywhere and some areas is a hazard for kids. Barricade between garden area and the car park below is just horizontal bars with gaps that a kid can fall through. This barricade runs through the entire development so kids can fall if you don't keep a close eye on them.

I was told by a lady who had her unit's bathroom floor changed and the contactor said that the water proofing is thin and poorly done. Not sure how bad it is as I didn't see it with my own eyes.

Watch out for this developer!

Can make it or not this is one? I hope it won't b another flop. But come to think of it, they should know better. Maybe it will b d highlight of thy area, who knows. Any malls located beside a major highway has flopped?

They hv so far cleared land TWICE without further development. Looks like Titijaya is focusing on other condo projects at the moment.
