I think next time, there will be 2 access road.

The current one where you turn left at the Pearl Point Traffic Light and then the first left into Jalan Sepadu 5.

They said that there will be a new access road before the Petronas Petrol Station also.

But KL dynamics is changing so fast, just hope the narrow access roads will be widen, traffic improved, etc.
*
From the scale model of residency V, it looks as if the road at the Petronas station will be widen and merged with Jalan Sepadu 5. Hope that will help ease traffic for residents in Pearl Suria, Residency V and "future development".

I'm interested in the 900sqft. Is the units still available? Sales gallery still only open during weekends?
*
YH90,

As mentioned earlier, for the 909sf, only the ones at the higher floor I.e 23th floor and above is available.

Yup, they are only open on weekends. Hope you managed to get your desired unit!! Good luck!!

Hi guys,

Questions:-

1. Is Residency V under a Residential Title or Commercial Title?; and

2. I was informed that the electricity tariff as well as the water tariff will follow commercial title's tariff BUT I am able to convert it to Residential tariff later after VP. Is that true? If it is how?

3. How much difference is a Residential Title's tariff as compared to Commercial Title's tariff?

Help much appreciated. smile.gif

1. Its under Commercial Title

2. Agent say its possible to change to Residential Tarrif after VP but I won’t believe it 100%. Need buyers of other Service Apartment to share their experience of changing to Residential.  How about Scott garden

3. Difference is Residential Title's tariff as compared to Commercial Title's tariff?

RV is still under construction.  VP in 3-yrs time.  Please read earlier postings.

Thanks for the info cfa28.

I thought Scott Garden is SOHO concept i.e one can use it for office and/or home. Residency V is purely a Commercial Title but it is purely for Residential purposes right?

okay, perhaps Scot Garden not a good example, what I mean is we need to tap on buyers of other Service Apartments and whether they have been successful in changing from Commercial Tarrif to Residential Tarrif.

In meantime, can use TNB Calculator to calculate the difference

http://www.tnb.com.my/residential/billing/...calculator.html

But not sure which category we fall in Low, Medium, etc
*
I hope we fall in the Low category i.e Tariff B.

Because if you read the Medium category i.e Tariff C1 or C2, the 'minimum monthly charges is RM600.00'.

Think should be Low cos so far only hear of Service Apartment  owners complain that their Bills are higger than Residential but not on the monthly Min Charge of RM600 per mth

I have tabulated the difference between Residential and Low Commercial based on estimated Kw used per month
kw used  /  Res        /    Comm    /  Diff (%)
per mth (RM)      (RM)

200  /      43.60  /    87.00    /    99.5%
300  /      77.00  /    137.90  / 79.1%
400  /      128.60  /    188.80  / 46.8%
500  /      180.20  /    239.70  / 33.0%
600  /      231.80  /    290.60  / 25.4%
700  /      286.40  /    341.50  / 19.2%
800  /      341.00  /    392.40  / 15.1%
1000  /      452.00  /    494.20  /  9.3%

So for Commercial as you use more, the difference is less obvious but almost 100% more for light users.

My monthly bill is already RM120++ so, its almost 50% more.

Must appeal for Residential Rates.

Any one here got experience in appealing before
*
I agree. From your tabulation 300 - 400kw isnt really that damaging. At least I know I wouldnt go broke thumbup.gif

I also agree that WE all MUST appeal for Residential Rates.

hey neighbour !!! mine on 10th floor too smile.gif
what is the rate given by maybank vs cimb ? if you dont mind me asking .... looks like alot of ppl is getting CIMB respond for this developement ya
*
Hi Ravenz,

I applied to CIMB as well but unfortunately I didnt get a favorable response from them. Apparently I was 'too clean' in the system i.e not having any credit cards and loans doh.gif

That being said, I got a pretty decent rate from RHB and AmBank.

Actually I do have full comparison between these two projects. Thou the comparison is unbiased, I am not sure if I can just share it here.

Perhaps you should take a drive to showroom of Tiara Mutiara 2 @ Jalan Puchong and also Residency V @ Jalan Sepadu 5.

Personally, I was in front of Residency V showroom just now around 10pm alone, just to take a look around, and frankly, I dare not stay too long.

Hi JaMeShi,

I dont mind knowing your unbiased comparison nod.gif

Sharing is caring bro.

Many thanks.

I suppose to the agent together with the banker. Bt last minute he changed his appointment n told me that he will arrange spa within 2 weeks. Ive signed loan agreement documents. Rhb bank with BLR 2.45%. Its is a flexi loan.
*
Wow congrats for getting BLR-2.45 and Flexi Loan from RHB.

RHB gave me BLR -2.40 and Semi Flexi loan...

Decided to take AmBank because they offered BLR-2.43 and it is a Full Flexi Loan rclxm9.gif

Anyway I have spoken to my SA and she informed me signing of SPA may take sometime next month cause they are still preparing all the booking form to be given to their panel law firm.

any charge for ur flexi loan setup and monthly service fee? received -2.45 from CIMB today, but need to top up for flexi option
*
I accepted AmBank and I was informed that there is a RM10 charge every month.

How much do you need to top up for your flexi option?

Looking at the parking at Jalan Sepadu 5 at night, I would strongly advise against taking up an additional car parking lot.
*
Why do you advise against taking up additional car park? Is it because there is enough car parks outside?

Would appreciate your response. Thanks
