I feel Worth becoz it low entry, fully furnished, OKR road side, Freehold, walking distance to Pearl Point, Pearl Suria.

Looks like southbank of uoa is cheaper, but a bit different location.

I heard there are 7%+3% rebates.
so roughly 650-680psf guess.

hmm so many new launches with huge rebates, i thought govt/bnm has been restricting any rebates given to buyers???

From what I understand (tips from some bankers), there are no clear guideline from Bank Negara on this issues yet...

So, developers are taking advantage on the timing.... ""Quickly launch the project, secure the loan before BN re-act.""

And BN doesn't restrict developers to give rebate... The bank suppose to check if developer gave rebate, then approve the loan base on Nett purchase price

Yea true, quickly launch, we quickily buy before the rebates gone lol
But according to my friend who stay in OKR, this Residency V located near to pearl point, the access road is narrow and alotsss car parked besides..

Don't think this will be a good investment
1. Mostly small size units, looks like 1 & 2-bedroom the most...
Who will rent?
Student? They can't afford it...
Expart?? Rarely seen in this area...

2. Terrible access road + Heavy traffic as u need to pass-by Pear Suria
Developer claimed to have re-development of the old low-cost units, but when?? how long this gonna take??? and how to endure the situation while waiting for this to happen???

3. Developer sounds like "contractor turn developer"....

Definitely not for ownstay.
Investment wise, not proven for the rental yet rite?

600+sf = 430K after rebates, monthly loan roughly 1.8K+, so need to get 2K above rental to cover your monthly + maintenance fees.
this size has 2 types: One Bed room and 2 bed room units.

small land with 14units per floor. high dense for me. =.=

Actually, I strongly believe all new projects in Klang Valley now can't get good rental yeild. Definately can't cover loan installments or generate positive cash flow...

My concern is who will be the tenant, as this can affect greatly the potential market value of the property in future.

For those who familiar the OKR, I believe you could guess who the future tenant will be, based on the location (next to Pearl Point & Kuchai Lama) & the small layout.

So, is this what u want?? Maybe some guys do drool.gif drool.gif
