 Property near sewage plant: yes or no?

hi all,

am looking at a new development in shah alam. however, agent has informed me that there is a sewage plant just 30ft from the unit i am looking at.

can someone please advise me if this is alright? will i smell it or will it be hazardous to my health in any way?

I've stayed at a similar area for 10 year plus and im still alive and kicking, dun know if there's any long term effect but only time will tell.
As for the smell, I dont really notice any weird smell during my tenure there or perhaps im not to fuzzy bout it ...

Best if you can go there and see (in this case... smell) for yourself. And don't be shy to ask the neighborhood!

30 ft = 10 m buffer , complied to iwk requirement. But normally such prop and those next to TNB substation will sell at cheaper price by developer. Most of the time will allocate as bumi unit.

thanks, guys...i have been to the site but it is still under construction so i can't really see or smell anything. i'm just worried that i might have health problems in future cos i also read somewhere that the plant will release some acidic that is unhealthy for the living.

If you're property is at downwind from that plant, it will be damn smelly....

there is, of course, but the price difference is about 50k. that's quite a lot when i can use this money to do the reno. I think it's called Pristana Group

wind directions can change...there will be a high wall separating the houses and the sewage plant.

i thought all sewage plants are covered now so that there will be no smell or what not??

50k difference then you have to compare the distance differece, location, land size and the build up size. how's the house design? really neccessary to do reno?

Not sure about the latest sewerage technology. Some I pass by still stinks. Maybe a litmus test is in order before a decision can be made....difficult to judge hypothetically. Btw, a property price is always influenced by perception. Just ask yourself honestly, will you buy a premium property residing beside a sewage plant?

Nope! its semi mechanical type. Meaning sure got exposed oxidation pond. Normally 500 to 700PE. The smell will be awful during raining and if something wrong with the mechanical equipment. Buy if for renting purpose. For own stay, Better STAY AWAY!
