Pro
1) Location - really near KL (beat most of the jam on Jln Loke Yew to & fro) and to PJ somewhat
2) Lake - really big, huge, beautiful lake for my favourite runs
3) Nearby LRT
4) Fantastic buka puasa stalls during puasa month
What I do not fancy much
1) Seems skewed toward a race even though it is just next/near to Midah, Yulek, Pandan - all the "wong" areas
2) Current commercials are not that fantastic - no nice cafe/night life, no proper Chinese food, no nicer restaurants even though the shop lots look great in facade - like living in Shah Alam
3) Very near to the mosque
4) Many mistaken mid-cost apartments for low-cost - I guess because of the way they are designed
5) Leasehold
As for mall/retail development, it is not that simple - is there such demand for lifestyle tenants be it f&b or retails? Cheras Leisure Mall is doing really great. But look at VivaHome Mall & Cheras Sentral - even after so much money was pumped in to revitalise the malls. Nearby got Tesco Midah & Giant Cheras Leisure Mall & AEON slightly further. McDonald's is in Connaught and Jln Loke Yew. KFC is nearby HUKM and Jln Loke Yew. UCSI is in Connaught. Ekocheras & You City Malls are in a few years time.
My concerns with such price per sf and such size at this area

Anyway I think this area has good potential to be as "wong" as surrounding tamans... population plays a big role to boost up economy of an area or town or country and Bandar Sri Permaisuri definitely has it, read on newspaper saying there is population of approximately 200,000 within walking distance to Queensville's site. Therefore I think it wouldn't be hard for them to bring in more banks and all the big F&B chains like Nando's, Starbucks, Chili''s, MacDonalds and etc etc if Queensville approach them. The mall should be good enough to sustain and do well just with the local residents' support....
I am surprised how well Leisure Mall is doing when it doesn't even have a very good selection of retail outlets... I supposed the residents in Bandar Sri Permaisuri must have contributed a bit... like people I know in the area who always meet people at Leisure Mall for coffee or Chinese food... If the mall can provide the locals with hypermarket, good selection of F&B outlets and affordable retail brands like cotton on, brands outlet, Padini, Mango and etc etc... I won't be surprised how well it will do...
I agree with SSblack regarding the price... anything around 600psf is decent for development this size in this area.
