msia reits, no... in fact, i expect some will drop earnings/div soon due to gst and overall high inflation.

still, uoa div yield is decent. no cap appr but very stable, among the best i hv, can keep.

so uoareit is ok to buy?

to me, the price is very stable, yield good enough.
the assets are good in good areas.
but... liquidity is not so good, not much buy-sell everyday.
not like the major mall reits.

so, u hv to decide for yrself...

if average 5-7 sen dividend, then good enough la.

If look at short term, no good point, as if reit give 5 cents it will deduct opening share price 5 cents as well.

But if look at long term, different story.

For eg reit price RM0.80, after give 5 cents, opening price next day 0.75.

Next year give 5 cents, become 0.70,
after 10 years, can it become 0.30, while still giving 5 cents consistently? It is big bargain if the price can go to 0.30 while still giving consistent 5 cents.

So share price being deducted out due to dividend is good to have, it makes the yield higher on next cycle if share price doesn't move up from the ex-price, normally it does move back up, due to yield attractiveness.

I see, thanks.

I won't buy reit at the moment and with current yield.
Instead thinking of dispose more (particularly YTLreit and UOAreit) as well, after clearing out Atrium.

There are other more attractive stock especially O&G.
