For a long term buyer and holder of Sunreit, the rising price is not good news. Well, time to accumulate out of favor REITs such as Tower and Amfirst.

Although I already have a sizable portion invested in REITS, I do wish for lower REITS share prices so that I can buy more. Lower price is good news for the investor, not so much for the speculator.

Yeap, at its current price of 1.39, it's still not attractive. I am looking at at least 1.29 before buying again.

What struck me as really funny is that as much as I abhor short term trading and technical charting analysis voodoo, deep inside, I feel like I need to be thankful for the existence of speculators. Why? Because if all of us are long term investors, the market value of a company will take forever to reach its intrinsic value. Bubbles will never be formed and burst, thus negating any chance of extraordinary gains.

Long live the traders and speculators!

Moving forward, Sunway REIT Management Sdn Bhd, the manager of the REIT, expects its distribution per unit (DPU) to grow moderately in FY2015 with Sunway Putra Mall expected to reopen in 4QFY2015.

“The manager is committed to distribute 100% of its distributable net income for FY2015,” it said.

Different investments risk profile. Crude oil investment is commodity speculation. High volatility, high risk, high chance of gains.

Whereas REITS have a lower risk profile as it gives you a steady income stream, and prices of properties are more steady. Of course chances of REITs capital gain is lower.

So,TWRREIT...

RM132mil / 280.5mil shares = RM0.47 per share

Current share price = RM1.26 - 0.47 = RM0.79

Assuming ING earns no revenue now, so dividend remains the same.

Last divvy 3.83 cents. Annualised is 7.66 cents.

Total divvy yield = 0.0766/0.79 = 9.7%

Correct?

Minus 0.47 is because I assume they pay this out in full as special dividend. Even if they use the proceeds to pay off debts. This should translate to higher earnings, so what they do with the money doesn't matter. What I want to know is the new DY%.

Yes, DY% = Annual Div / Share Price

Very good advice. I agree.

If there's one thing i learned when taking profits, only sell when there's extreme overvaluation or fundamentals deteriorate. Otherwise, keep and enjoy the dividends. thumbup.gif
