Isn't UOAREIT at 1.60 still kind of expensive based on yield? It would be betting on momentum in my opinion.

If u annualise past 12-months divvy of 11 sen gross...

RM0.11 x 90% / RM1.60 = 6.19%

But bear in mind, now u are buying it with dividend entitlement to go ex next week...

Better calculation would be

RM0.11 x 90% / (RM1.60 - RM0.055) = 6.43% wink.gif

In this low yield environment, 6%+ net yield is okay IMHO

CMMT take over tropicana mall.. looks ok to me, purchase price is 7.2% yield.. based on current rental of RM 6.7 psf. 1Utama and Pyramid is renting at >RM 10 psf.

Potential to increase income after 2 years when the current rentals expired.  laugh.gif  laugh.gif

There is a reason why their rent is low... whistling.gif

Public bank research put target price for IGB Corp (not IGB REIT) quite high, outlook looks good.

Any opinion how accurate will it be ?

they've been bullish on IGB Corp for eternity biggrin.gif
