So for existing holders, there would be a possibility of a RI?

cherroy, today have big sales.  sweat.gif
*
There is possibility, but from the proposal, part of acquisition cost is funded by new unit issuance at RM1.32 already.

So the rest, may come from
1. Borrowing, which increase the gearing ratio
2. Private placement
3. RI from shareholders.

This year or until next year should be sales carnival for reit. tongue.gif

Qcap at net yield 7% is quite interesting already, back to old day 8%? brows.gif
8~9% consistently for reit investors should be good enough, at least have real positive interest rate, aka invest in reit can offset the inflation rate. This is suppose why we want to invest in reit.

To work out the future income, we need to know what properties it is going to acquire with the money from private placement. So far there is no news yet, right?

But ideally, the management should buy properties with higher yield than what it has now...

I thought is to finance the 3 aussie hotels?

Current D/A is 52.5%, SC only allow 50%. A$ is currently depreciating, hence the D/A value is going up.

That is why the stock is taking two prong approach, raise D/A to 60% and have rights to lower the D/A to 25% for now. DA of 25%-35% is heathly for a REIT.

Assuming there is no acquisition, can you estimate the DPS/share assuming 90% pay out? I could, but since got no interest in this stock, lazy to dig the info. tongue.gif

Another bad news for Australia... Wondering how it would affect YTLREIT...

QUOTE
Victoria has been hit with another heavy round of job losses, with Alcoa on Tuesday pulling the plug on the ageing Point Henry aluminium smelter and associated rolling works at Geelong.
Another rolling mill and recycling unit at Yennora, in Sydney, will close. In total, 980 workers will lose their jobs with about 60 per cent of that in Victoria.
Also at risk are the 85 employees of the Anglesea power station, which sells 40 per cent of its output to the smelter.

Aussie dollar has slumped >10% compared to USD

Most of mining companies in Aussie are reporting >50% reducting in earnings

Commodities like metals/gold etc has dropped around 20%-30%

Ore demand (iron, nickle, tin, coal) has also dropped 30%-40%

So Aussie still a rosy picture for you? tongue.gif
