If cannot find others then excess allocation can be distributed to whoever who wants....

Now to see if the dilution with the additional property income will reduce or enhance your yield?

If reduce then bad, if enhance then good. usually a forecast is given in the proposal, look carefully...

If raise money & dilution only to save 4.5% of interest then not good for minority holders. Unless then theyb take loan and invest in more property and get more % than current yield then only ok. rclxms.gif

Maybe it's their "secret" plan to reduce the loan / debt level first then take another loan to buy "good" assets hmm.gif if not why increased the debt limit to 60% nod.gif

SCC only allow REIT to gave Debt/Asset ratio of NOT more than 50%. wink.gif

High debt limit is dangerous...

Its all about yields... no one see the tenant one.. unless the tenant dont want to rent.

But then again, the management take up it's own rent.. how much rental increase it is going to give itself? whistling.gif
