thumbup.gif Good explanation.
End result, GST your Net Profit, not GST your cost.
*
Need to spread GST awareness, let business people know GST is not a cost to them. Well, maybe they will incur some IT costs to comply with GST reporting requirements, but those are one-off costs.

If u know better, u will understand that (by right) GST will NOT cause inflation.

Those ignorant ones will treat that GST is a cost...
dunno claim back the GST they paid from Customs...
so they will price their goods and services higher to recoup the GST from us, the CONSUMERS vmad.gif
and then WE, the consumers will kena charged higher price by businesses shakehead.gif

Low liquidity/trade volume?

No sellers.

Buyers chasing yield assets, so just take Seller's price?

U assume biz can claim 100% ITC
In reality not all biz can claim 100%

Please differentiate between Income Tax and GST.

Income Tax involves complicated calculations, and dealing with Inland Revenue. Things that u THINK u can claim, Inland Revenue may deny.
GST is how much u pay, how much u claim back. No need calculate anything. Got documentation (tax invoices from suppliers), can claim. Deal with Customs.

GST is designed to kill off tax end users.. those in between can just continue to pass on to their customers at no cost to them (as long as value added).  nod.gif

Whole GST Bolehland version thing is stupid to start with.

Best way is to tax EVERYTHING across the board, ZERO exemptions given.

AND u give income tax reduction.
For the poor, u give subsidy. In this case, yeah I agree with BR1M.

Bolehland version? A joke. A bising, kasi A exemption. B bising, kasi B zero-rated status. C bising... yawn.gif

At first books kena GST, then some bising, they give, but NOT ALL BOOKS. U tell me, how to control? Plenty of loopholes to exploit, difficult and messy to enforce.

Same thing happened to medicines.

Messy enforcement, tedious compliance.

Macamlah they wanna give work to idle Customs officers. Oi, kita Rakyat ada kerja lain ok??? doh.gif shakehead.gif

Hi....I need some opinion from sifu here...I have no retail  reits exposure.....since arreit is very low now...is it a good counter to buy since dividend is coming too......tq
*
retail REITs, IGBREIT and CMMT is a better bet, I prefer IGBREIT

ARREIT is diversified, its only retail is Summit Mall

My view,
Arreit portfolio is "weaker" than those 2, so it needs to  be higher yield to compensate the risk.

But Arreit recently has "good news" on securing tenant (Help University) on one of its vacant property, so it should contribute positively to the distribution.
While, I don't know the Silverbird issue has been total resolved or not yet by Arreit.

I still prefer IGBreit that need not to worry about tenant.

Tesco Jelutong is long term lease 20+ years, don't need to worry, somemore new condo completed recently, so now surrounded by 4 condo around that worth more than Rm600 sq/feet residential.

Only concern is whether Quill can successfully telan Platinum Sentral and keep it well tenanted

Is it a norm that withholding tax of 10% will be deducted when receiving reit income distributions?
*
Aiyo...did u study your finance paper doh.gif

All resident individuals will receive REIT dividends after deducting 10% withholding tax (if the REIT declares >90% of its earnings as dividends). It is not a norm, it's in the law/regulations. wink.gif

QUOTE(funnybone @ Nov 28 2014, 09:44 AM)
Retail REITs tends to increase in its value due to market perception and sentiments of the investors. Not sure if these investors really look at the yields. Seems like they just take into examples like IGBREIT, PAVREIT and SUNREIT. The market will increase but there should be a "correction" later down teh road when teh first dividend is declared. So for me, if I do have some extra funds, will put it all on this brows.gif
*
The proposal will take at least one year to go thru

So, for this >1 year period, parking at other REITs first lo tongue.gif

The withholding tax is a final tax. Individuals and non-corporate investors are not required to declare REIT dividend income in their tax filing/returns. As such, you are not allowed to claim tax refund or tax offset in your tax returns, as opposed to other dividend income (provided you are receiving taxable dividend or non single tier dividend from your share investments). However, REIT dividends which attracts only 10% in the hand of unitholders, which is more tax beneficiary to those higher income earners whose tax brackets could be higher than 10%, up to a maximum of 27%.

Huh? Then i don't see any benefit investing in reit other than diversify my exposure to property market. Unless my tax bracket scale is higher than 10%.

Can put it that way nod.gif

Well, better than investing in conventional dividend stocks that did not demonstrate strong growth

Rental more or less go up in line with inflation
