Household Ridzuan condo vs other condos, Family ownstay

Hi all sifus

Currently am considering a unit in Ridzuan condo, size is 1,400sqf ++ Price is about RM500k.

I'm buying for family ownstay - i.e. planning to start a family in the next couple of years.

I've seen the unit and is in good condition and I like the design too. The parking is quite near to the unit. I heard that the new JMB is doing a better job than the previous ones so things are looking better than the last 5 - 6 years. Btw, lifts - 3 out of 4 are working laugh.gif


The reasons that makes me interested in Ridzuan are because:

1) I like the location, still within the vicinity of PJ (near to Pyramid and SS15 and traffic access to LDP -> Sprint Highway is still bearable).
2) Price!!!! RM360 per sqf looks attractive to me and is quite spacious compared to other condos like V-Residensi 2 or Bukit Gembira.
3) So far the new JMB is doing a much better job for the condo. I've asked some of the residents there and safety is better than before.
4) Rental attractiveness. I'm planning to rent out 1 room for the first few years before starting a family there.

I want to know, compare to other condos (e.g. Goodyear court, V-Residensi 2, Bukit Gembira), is Ridzuan a good choice? Any sifus staying there or nearby has thoughts on this?

Of course I would prefer to have a landed, freehold property in PJ but with 500k, I would say that is impossible.

Would appreciate if anyone of you can share some thoughts on it.

Heard lots of black people staying there and misbehave most of the time.

Better conduct more details study first before committed to a unit there.

I couldnt imagine such as condo of Ridzuan can fetch above RM 500k. Size and location is good but this condo a bit terrible esp for most of the facilities ( not sure now ) and tenants ( too many PHs and students )

If u like this place, I am sure u even like the opposite, Suriamas much even more. Better management, strict guards, newer, better facilities, much more rental demand from Taylorians and lesser break in cases compare to Ridzuan.

i tink u may consider if it is RM300K plus, but if it is RM500k no point buying, u might as well buy suriamas, or other condo nearer to KL.

OP - here's the asking prices (in PSF) for the last couple of months for Ridzuan:-

Looks like the RM300 price point is largely psychological and you should be able to bargain down. The asking price dipped end of 2013 though, but that's quite typical of a Sunway or PJ condo from the data that I see.

The asking price and trend of up and down in terms of price psf was largely due to low price point vs rental asking price per month. This is merely students area where the quality one tend to move to Suriamas or other location after 1 year, PHs and Chinamen or women, and etc ...

Some may think better escape now rather than later, while some tends to hold for higher asking price where the current rental yield is able to pay off the monthly interest to the bank. In fact, since Ridzuan VP in early 2000, that was the golden period of rental income for 2-3 years and subsequently, it was dropping of liveable value due to multiple incidents but for few, the asking price is slowly moving up even with the property bull run where some investors bought it for rental purpose and do not bother whether the strata title will be issue or not.

The "rental yield making up for the monthly payment" proposition is rather dated though... I am surprised that there's anyone who believes it still. smile.gif

I have 1 friend staying there for a few years d. She told me that things are better than before as the new JMB is more serious at taking care of the condo and even the guard house now is in the process of upgrading to card-entry system.

Anyone familiar with that area? Another friend of mine who moved from Ridzuan to Suriamas also complained that many PH and foreigners has migrated to Suriamas.

1 thing I don't like Suriamas is because the condo is it looks like a high density condo from the outside and if not mistaken, they have more units per floor compared to Ridzuan.

Btw, thanks khai yin for the asking price details and Chris Chew for the details.

Am I correct to conclude that so far, it is not recommended for own stay because:

1) Too many foreigners and thus, not so safe?
2) Ageing facilities.
3) RM500k currently is on the high side?

In addition, how is the people around there? Do they still cause alot of nuisance? My friend told me that things are better now though. But I would like to have more feedbacks.

Btw, any more property that is suitable for me? E.g.
1) Below RM500k
2) More than 1,200sqf
3) Freehold / leasehold is fine by me
4) Preferably undercon / new project
5) Within the vicinity of PJ, preferably easy access to LDP / NKVE / Sprint

Another condo I'm interested at is Bukit Gembira due to its low density. But is abit pricey sad.gif

if got time go visit your friend unit. try go on weekday and weekend also. have a feel of it.
sometimes don't let the outside cheat you. maybe turn out not bad or a hidden gem. got potential to improve maybe. then from there you may have clearer decision.
