I purchased a 1 1/2 storey link factory unit in Bandar Pinggiran Subang about 5 years ago. The unit came with partitions. When we did our renovation, we were informed that we only needed renovation permit for extensions and changes to building structure which we got. When we moved in a year later and tried to apply for business license, we were informed that we needed to have CF even though I am 3rd/4th owner.

Seller was not able to provide CF saying they never had it. We were also not able to find original developer and MBSA did not have copies of CF for the area. We finally got a copy of a CF from neighbour and applied for CF. The MBSA officer came in - checked our place and said that everything was ok except for the following:

1. we needed to have yellow lines on floor to divide the floor space
2. tidy the floor (we were in the middle of stock take for year end)
3. Put some notices up on the wall (eg No eating, Fire extinguisher sign)

The officer said we had to follow ISO rules and because we hadn't we had to go through the whole application process again and they will come back to check.

2 weeks later we get a notice from MBSA telling us that we have to demolish the partitions as we did not get a permit for the partition. All the above was not mentioned. They were also not specific with regards to the partitions.

When I went to see Buildings Dept, the officer said that I had to demolish partitions (even though I bought the place with partitions in place) and get an architect to apply for permit.

According to the officer, if my CF says the place is a link factory, I am not allowed to have partitions without architect submitting plans.

What are my options? Can anyone recommend an architect familiar with MBSA ins and out?

Thank you.
