Seriously, I also interested to know what type of property BBW will buy? What location(s)? what developer(s)? and what is the right price?
Istana banglasia. RM100k. Is the bubble finally bursting? 2014, V2

QUOTE(Showtime747 @ Feb 6 2014, 06:56 AM) Luckily accountants of banks in malaysia don't think and apply your accounting principal. Otherwise, the borrowers all kena top up frequently. Tats y retired early kena goreng gua. If you are the accountant of a bank, I think no people will take loan from your bank From "mark-to-market" to "bank a seliing debts to bank b", I won't surprise if you come up with something else later Gd to retire in young age. When bored can stay in lyn giv some nonsense advise ma. Let's back to prop market la. So far I dun see banks afraid of giving out loan but vely strict. Stil quite lotsa ppl successfully gotten loans. I assume it's a gd sign tat no hard landing wan. If market make a u turn then prop ll not even c a crash. Stagnant is the worst. My guess la. |

QUOTE(Rabel @ Feb 8 2014, 11:07 AM) Same as property, if u target property drop 20% from now but does not happen n price correction only happen after 3 yrs. So, u oso will miss the boat or down grade ur target or oredy out of ur budget. Regarding if, IF drop 20% after 3 yrs, (assumption niacin, ok) it's worth waiting if price stay stagnant. Wat if price up again let's assume 5% per yr? Then drop 20% after 3 yrs means 4th yr la, how har? Still can use I TOLD U SO boh? |

QUOTE(AppreciativeMan @ Feb 8 2014, 02:00 PM) LOL..... Boss, any drop sure got ppl come out say they expected that, I already say before and etc........ U still haven't give up making ppl understand ya..... I sees such debate will go on regardless market conditions..... Jus different time different nickname group of ppl.... Every new year ppl will say this yr is different from last yr or last few yrs..... Anyway, Happy New Year! Stime someone just need to know most prop investors r there for long run rg 10yrs 20yrs. Nothin wrong holding it collecting rental n not selling. I dun c myself bleed at all. When banks come to me, they r happily giving approval cos the rental income with no loan for most of my props r income. Not liability. So far onli sold 4 in the past 23 yrs. Am I a flipper??? Gua oso dunno. But seldom sell unless the price offered to me is way beyond my imagination, just like wat I did for the particular 4 units. |

QUOTE(bearbearwong @ Feb 9 2014, 12:31 PM) Ok lor... later susilawati..hehe.. that aside u guys earn so much di.. leaving this market like dis.. u desyroying the younger generation Boss I spent 21 yrs since buying 1st prop. U decide if u wanna call me lucky. Earn much onot depend on how much one wish to hav. I onli need a simple life. Buying props at young age is bcos I dun wanna face the problem of workers everyday when getting older like now. So I reckon my decision to start investing at the very young age paid off handsomely. I hav a vely gd biz stil running n generating vely reasonable margin. But facing 100 workers is not a easy for me. Maybe it is for others but definitely I find it quite hard. If they take turn to b jokers, I ll need a 3 mths to settle 1 cycle of probs. Whereas props is so diff. I just leave it to my agents and lawyer. Agents to hunt for gd deals n bring in tenants with reasonable rate, make sure rentals r collected on time. Each of them ll take care of the tenants they brought in. And lawyer ll make sure tenants get the nails if they fail to pay me on time. It's not tat scary in props. If u do it the proper way, u r earning while in holiday. The props r generating while u r sleeping. I dun hav to afraid of the props fall sick like how my workers did all the time. I dun hav to worry bout props gone Mia just like how I worry bout any of my workers go Mia after getting bonus. Props won't be caught by police or immigration officers just like how they disturb my legal foreign workers (boland ma so enforcers bojiao). In work, I hav to make sure ethg runs smooth in order to get back the credit fr clients. In props, I dun need to beg for payment. Yes bad tenants r there, but leave it to agents and lawyer. They ll file in court to make sure I get the rental. And touch wood, I'm lucky tat my bad experiences r vely min. Hope u get a beta pic y some prefer props even I myself realized the biz is actually generating income quicker than rental increment. But one obvious diff is biz dun bring u appreciation. QUOTE(kevyeoh @ Feb 9 2014, 12:55 PM) rental income...last time can la...my old property i bought still giving good rental income... My key point(s) here is bout how soon one decide to invest. Regardless in prop, stock, commodity, UT, or etc etc. but now for new property...the rental yield really really low... The reason older props generating beta roi is bcos the market is moving forward Liao. Props prices adjusted so are the rentals. I blif the 4% roi today (gd to hav 5% / 6%) ll b 10% on cost price or more maybe after 10 or 15 yrs. no need to flip la. Keep til 1 day when the offer is too irresistible lo. QUOTE(bearbearwong @ Feb 9 2014, 04:53 PM) U cant equate your era with now.. hello.. last time salary enough to play game property... My nick is here to stay. Hope those missing nicks for the past few yrs ll come back again. now a days because of flippers.. this game cannot play liao even though banks give out 70 % max loan and 35 years duration.. why u want young generation to follow suit.. last time u buy rental yields good coz entry price low maa... now entry price beyond reach (I m sure kv yeoh will say .. u know how.. ppl joint with auntie uncle play)... u are sending a wrong message into the market... U look like developers talk talk till sky.. all the hell stuff diam diam.. youngster absorbing your secondary not more than a year di cannot service loan.. what d point.. sumore adding cost to inflated prop.. the agents mark up.. then also sapu 3% and thete you call the new price...all affected into so call selling price dat owner only let go at this price... suan lahh... the graph of human population goes up.. property price dont.. that d rule.. Assuming u r darn rite. Not worth buying Liao. Dev die Liao. Those vp props kenot flip cos no one buy. No more new development even for BTS. How ar??? Will it b buyer market or rental market??? |
