According to our lyf super agent like Brother Love, UFO ET & Hector Spector do not believe what guru/expert/tycoon says which know "nuts" about property. .lol

It's like Malaysians car tycoon can go to Hong Kong & says their car is dirt cheap, half to 1/3 Malaysia car price.. brows.gif

7.1 millions people lived in a 1100sq km dot offcoz expensive lah, KL metro 2243sq km only 6 millions people how to compare ? Unless 14 millions which is half of entire Malaysia population move to KL metro..lol

At time also trouble lah ! Cannot go to places no public transport station, if place required take few different public transport also trouble, high chances of late to work as our public transport usually not punctual, raining day soaking wet, public transport is dangerous even for man.
If good job offer offer but cannot accept due to no public transport station near by, how ? reject ? or if job require u to go out during working hours ? tell boss u cannot go as no mrt/lrt/bus go to that area..lol
Then u limit your own progress in life, for such people I wonder how can they afford million ringgit properties.

Don't worry all these bubble 2 nonsense lah ! we have members claim to have 2 millions cash & a few properties still under construction, now wanna quit his job & become profesional flipper, no need to work, just borrow money from bank to flip properties & earn.

I guess can become like Chow Yuan Fatt movies liao.. God of Gambler. ..lol

Maybe now Chow Yuan Fatt can consider making movies of God of Flippers. .wakakaka

Only during this crazy 2009-2012 property price increased that much, normally property is slow growth lah, those days my uncle buy property 5 years only increase 20% after minus reno & mortgage merely break even.

Coming 2 years market will be flood with oversupply of VP from 2010-2012 purchase, don't think price would be encouraging anymore, the rich has long cabut to target Europe property.

Those who think those richer than you would be stupid enough to pay u heaffty price for your zero entry property perlahan 2 tunggu lah.

Those who can afford already loaded with property, who going to buy from you ? wait for lower income group ?? no money? wait for mid income group ? not enough money ? wait for high income group ? they have more properties than u..lol

What happened in 2008 ? oil price tumbled till today oil price had never regained peak of USD 148 in 2008, so what the explanation ??

Just a few years back everyone is talking how safe is Gold investment, Gold is the best investment & hedge against inflation, so much so that people e saying the world should use gold as currency against ever depreciate USD, so now what happened ? Gold price tumbler no one taking about keeping gold rather than cash.

I bet U when u look back in next few years when over supplied properties price tumbled, then these people u see today talking about property price would never fall, will keep quiet just like those Oil & Gold speculators. ..lol

Base on you posting Ur comment also base on your own assumption & assume all people r so damn rich can buy property with Cash, assume all people love to travel few hours & pay hefty toll to work daily, assume people who can afford million ringgit property still need to pack like sardine in LRT,, bla bla bal whistling.gif

Point 1 & 2 is what has always been, couple income still base on income per capital (so theory stays), Rich parent has always not catagoried as if you have millionaire parent nothing concern you.

Flipper sharing same theory combine of 10 peoples buying 10 house is same as 1 people 1 house, usually this involved new launching, hardly see people combine purchase secondary properties.

What not explained is Black Money combine with Clean Money buying property, aka money laundering cool2.gif

Invest in property is not high risk if U have the money to hold & don't expect rental to cover your mothly mortage payment, so long as you don't cash out U r not gaining nor lossing.

If like U know who bought a expensive little shoebox till can't afford even a 30K Saga & need to take public transport daily, but shook sendiri about paper gain base on asking price, need to rub on his friend face who did not agree with his purchase, then that is consider pathetic lah. laugh.gif
