 Idaman Suria Apartment,Setapak, 1st property

Hi guys im new to property industry hope and get some ideas/opinion on purchasing 1st property @ Idaman Suria Apartment(freehold) at Setapak.

Planning to purchase for own stay/investment purpose.Owner currently is quoting 22xk. Is it a ok to buy?

Can i use all my acc 2 epf for dp? and How was the rental rate for the location?

Will view the house maybe this weekend.Any other things to take note when viewing on the apartment??

Any other suggestion with price around 200k are welcome as well. icon_rolleyes.gif

do u know that it is a flat? i call it low-med flat.
with $2xxk u can try Idaman Sutera.more bigger. average asking $250k to $280k.... hardly get freehold apt around Setapak

Brother I donno how desperate you need a house, unless you don't mind living in a Flat with extreme bad maintenance, dangerous surrounding, dirty conditions then go ahead, 220K totally rediculous asking price, frankly I wouldn't even pay 120K for it.

Who r you going to rent it to ? foreign labour ? I would be surprised if you can actually collect rent from people willing to rent there.

Idaman Sutera may look slightly better but only if you don't mind living with Pak Hitam & Middle East people.

Go & have a look at the place first, my guess you will be 99.9% reject it.

how about genting court...but leasehold thou! worth for invest?? im planning to rent out for maybe 10 years then sell it or ownstay..

not worth to get. It is actually a low cost flat build by the developer to relocate the squatter back to 15 years ago.

Setapak Ria is basically students hostel quite run down if you buy for own stay only if you can tahan staying with noisy & dirty environment, for rental not worth it as the price you pay now will end up with bad rental yield.

As for Heritage paint work look quite bad very bad maintained, huge glass windows mean you need to buy lots of curtain. .lol again rental yield according to the price u pay is bad.

Genting court again students hostel slight better than Idaman Suria but still low cost apartmen/ flat expect noisiness & dirty environment as well.

Sorry to says that bros unless you have 500-600K to spend on better unit like Setapak Green, 222 Residency, 288 Residency, Prima Setapak 2, stay away from Setapak area as the area r overpriced & full of students hostel, pak hitam & middle eastern.

Once drove through road in front of Idaman Sutera I was shocked thought that I accidentally travel through worm hole that I land on North Africa after seen so many Pak Hitam & Arabs/Middle eastern walking in & out of the apartment. .lol

Sorry to pour cold water on you (letting you down) if the area so good collecting rent u think owner wanna sell meh ? those day the price they pay r low so collect rent can untung, now you pay 3-4 times the price you think can collect 3-4 times rent or not ? if can sure people gasap already still need to advertise on iproperty ah ?

Anyway you can look see look see at those apartment first don't take my word for it, after all is your money your call right ? check out the community board see how much other owner rent out their unit, or just ask those students how they pay for rental, calculate the amout you pay to mortgage then you mah can see worth it or not loh, correct ? these apt r quite old so factoring in repair cost as well, happy hunting. . biggrin.gif

I was arround that area just 2 weeks ago still see lots of students age youngsters walk in & out of Setapak Ria leh !

I am there almost everyday. tongue.gif

Sri Pelangi also need times to transform as they had changed the management 2 years ago.

Setapak Ria just changed to new management few months back and they started some improvement. The first thing is security. Next will be re-painting the building provided all owner pay their maintenance fees and give full cooperation. rclxms.gif rclxms.gif rclxms.gif

i went to see the unit this morning..building kinda old already need some repainting especially the parking and lift area..inside the unit all renovated and have klcc view ... but im feeling not good on the appearance of the apartment.. surrounding are quiet and most importantly i see not much people staying at there!!i think i will have to look else where as i dun think student or working adult will want to stay there..@@
