Setapak Ria is basically students hostel quite run down if you buy for own stay only if you can tahan staying with noisy & dirty environment, for rental not worth it as the price you pay now will end up with bad rental yield.
As for Heritage paint work look quite bad very bad maintained, huge glass windows mean you need to buy lots of curtain. .lol again rental yield according to the price u pay is bad.
Genting court again students hostel slight better than Idaman Suria but still low cost apartmen/ flat expect noisiness & dirty environment as well.
Sorry to says that bros unless you have 500-600K to spend on better unit like Setapak Green, 222 Residency, 288 Residency, Prima Setapak 2, stay away from Setapak area as the area r overpriced & full of students hostel, pak hitam & middle eastern.
Once drove through road in front of Idaman Sutera I was shocked thought that I accidentally travel through worm hole that I land on North Africa after seen so many Pak Hitam & Arabs/Middle eastern walking in & out of the apartment. .lol
Sorry to pour cold water on you (letting you down) if the area so good collecting rent u think owner wanna sell meh ? those day the price they pay r low so collect rent can untung, now you pay 3-4 times the price you think can collect 3-4 times rent or not ? if can sure people gasap already still need to advertise on iproperty ah ?
Anyway you can look see look see at those apartment first don't take my word for it, after all is your money your call right ? check out the community board see how much other owner rent out their unit, or just ask those students how they pay for rental, calculate the amout you pay to mortgage then you mah can see worth it or not loh, correct ? these apt r quite old so factoring in repair cost as well, happy hunting. .
