IMHO, iherng has not been a reliable source of property reviewer since he became popular. (though he likes to maintain he's not biased)
The money/sponsor is too attractive to say no.

The not so subtle promotion of his company - makeoverguy in his recent video is also putting me off.

At least this guy is not really selling anything. You don’t get something for nothing and at least he’s educating the unwashed masses on key things to look out for in a development. No he’s not truly independent but he does point out glaring pros and cons most of the time particularly from the viewpoint of an investor.

Once again people expect to be spoon fed analysis and conclusions when it’s something not readily shared. Content creators need to be encouraged to have integrity and shouldn’t be made culpable for every word uttered as long as the spirit of the video was done in good faith.

I honestly don't think he is paid by property developers but I do agree he is intentionally skewing his views to be positive.

From a youtuber business point of view, if he is overly critical, two things will happen:

1. Developers will stop inviting him and he will lose some "early access" to certain developments and launches
2. He risks alienating a lot of his viewers. Imagine buying Lumi and thinking it's a good investment and piling your entire savings and future on that property; and then suddenly some property youtuber tells you it is shit. Whether it be true or not, the property owner won't be happy. Drives your property market value and rent down, etc.

That's just my take. Do not treat them as "reviews". They are more like walk-arounds and early impressions.

What annoys me is his recent NFT and cryptobro shit.

I think he is invited to review properties.

plus the way he presenting and give his assesment overall is quite fair especially his 3 on 3 stuff.

He just presenting the project and highlighting key aspects that might split the opinion..up to us the viewer to decide if we like it or not.

No point shitting on the project, as we as viewer once we see the video we can decide on our own..

He's pretty defensive too in ig and youtube comments, betting this will trigger an ig post from him criticising the replies.

Anyway, iherng, its just my respectful opinion. Your video has thought me well on what to look out for in properties and I thank you for that.

Also can you be more consistent in your review, in your previous videos you said skirting is "nice" finishes. But in Lumi's you said it's "intentional" by developer to showcase their workmanship. I know we can make up our own mind😏, but can't help to think this is a blatant paid/invited cover up.

Words are important. Say something overtly negative and you’ll be hit with a defamation lawsuit. That’s the way the world works now. He has to cover his backside too.

And you brought up a good point about property owners not wanting the dirty laundry aired.

Living, dining n kitchen areas are simply too small. Need to buy small size furnitures, small fridge, small washing machine to squeeze in

I really laughed at all the comments.

To be a wise buyer - be it for own stay or investment. We should rent out first before buying. We need to stay inside the unit for few months to know the real facts. No point listening to others ( friends/agents/ developers or youtubers ( they always have bias comments). Experienced it and decide ourselves with no regrets as there are many choices out there.

To rent a unit RM30k ( RM2500 monthly @ 920sq f) versus paying RM720000 to tie you down for next 5,10 or even 20 years. I am sure you know how to weigh this out.

There is no so called early bird to catch the good worms nowadays as we must be realistic enough - to see the actual built up and justify the good worms.

He is paid by the developer to do the project or property review with the condition of not "hard selling" it but merely provide tour, his insight and basic review as neutral investor.

Yes, so he cannot over promote the property he visited in his review and cannot mentioned too much cons.

His video consider good for basic home buyers or investors who are outstation or busy to do the site visit.

Good for renting, and renting only. Just look at the Google Review -- all positive reviews were posted by short term tenants dropping by for staycation. With so many droppings, it becomes a melting pot for droppings. Can't imagine the level of wear and tear.....
