 Repairing of Roof leak, Need advise

Good day to all,

I facing issue with roof leakage, water has been sipping thru the gap and the ceiling wall has been damped and start to grow mold like black spot. The roof design are roof tiles, the tiles design is so unique that you could not even find it from hardware store, i believe the contractor bought it at bargain price to construct houses.

The affected area are:

1. car porch
2. master bed room toilet
3. 2nd floor room toilet
4. Kitchen area.

Initially was 1 of the 2nd floor rooms have roof leak, car porch leakage, now even the master bed room toilet are having roof leakage as well, the house was really badly construct with cheap material. things starting failing and fall apart now, it's only 6 years of age only.

Beside this, i having issue with 2nd floor toilet, water sipping thru the gap and reach group floor plaster ceiling (kitchen area), clearly there is no water proofing done on the toilet floor, we have stop using the 2nd floor toilet for bathing to further prevent the issue spreading.

But my main concern is to get roof leakage fix rest of repair i look into it bit by bit, i had no idea how much the cost will be. i once called up a plumper - roof leak repair for ask for solution, they told me the roof has to be inspect before they could conclude the cost, the method to solve the roof leak, they will add piece of zinc or stainless - steel sheet underneath the tiles follow by they using silicon filler to fill up gaps (tile by tile). He never show up in the end due to busy and tight schedule.

i foreseen the entire roof need to be reinforce, since so many area affect and leaking now, no point for me to repair area by area.

Can some kind soul here provide valuable input on most cost effective way to roof repair and prevention.

From what i have observed, there are 4 reasons for a roof leaking. I'm sure there are more, but i think, these are the main ones:

1. Roof tiles mis-aligned. The wind blew and its not parallel anymore. As sure, the rain will leak through.

2. Roof tiles are broken. Water leaks through.

3. There is usually a galvanised iron (gi) or zinc sheet folded into an "L" between the wall and roof tiles. The gaps between the GI and wall are filled with silicon. The silicon will last a few years afterwhich it will leak water in.

4. Roof profile often have different angles and edges. Where two roof tiles meet at an angle, typically there is a type of black oil wax paper (or something like that) to flow the water away, if this thingey is broken or torn, water will flow in.

Hope this gives you a better idea of why your house leaks.

Take a picture of the roof tile. You have to replace some broken tiles.

Advise your side to replace the broken tiles as soon as possible.

I suggest you go in the roof attic, search where the water coming in, from there you can narrow down then water source, than only climb on top of the roof.

Sometime water maybe coming from other place, like windows frame, floor slab when floor fully cured and crack.

Whatever you do, please be careful. Roof and attic cannot simply step, you need to step on the support.

Thanks fellows for the valuable input, i'll try to snap picture of the affected area.

For roof tile i wasn't what are the cause, like what you guys has mention, either wear and tear and it start to broke or misalignment due to strong wind blow.

I won't be climbing inside the roof, as im not confident enough.

How much is it to put zinc sheet below roof for 220 dsl house?

news update:

zinc sheet come in a roll of 3 ft x 65ft. one dsl need 7-8 roll. hardware selling 160 per roll.

remove tiles and lay zinc sheet, if water leak the water will fall follow the slope and will not collect at zinc sheet since it's lay sloping.

prevent thief since it's another step to cut and open up the zinc. not all thiefs are well equiped. lol

indon renovator charging me labour rm5000 after nego. i think reasonable. since they need to open up old tiles, lay zinc and cover with tiles back. material include zinc sheet, new timber and roof tiles for roof if the old one is worn.

hey guys, seems like roof leaks are common place today, but the best option is to always get a second or third opinion before you invest on your roof over your head.

You've pretty much nailed the common reasons behind 'em:

Tiles go wonky from the wind, and rain sneaks in.
Broken tiles? Yep, they're like leaky gates for water.
That silicon seal on the galvanized sheet gets tired and starts leaking.
Those black waxy paper things in the roof's nooks and crannies? When they're torn, water finds its way in.
