 agri land leasing from gov

Do anyone know how i can lease a land from gov? or anyone got land wanted to lease out?
Selangor area or negeri sembilan area. prefer 1 or 2 hrs drive from kl.
below 5 acre.

wanted to start plantation business but no money to buy a land as the price for land now is very high.
having a full time job now and this plantation business will be mine part-time job.

Howdanny,

If you want to lease land from gov, you can apply for TOL (Temporary Operational Lease). Visit them land office and hasil bumi and you will know what is the requirement needed for your state.

Anyway, i assume your plantation are crops that can be harvest in <1 year or else no point for you to lease from government in a yearly basis (some with X years depending on your application for usage) which might not be renew to you when TOL expired.

Another point, if 1 or 2 hours drive from KL , the land is suppose to be cheap, especially agricultural land. If you are looking at five acres, I dont think you need huge capital...

Anyway, this is only my opinion... Not familiar with your location.

hi all,
thanks for the info,
mine crop (Gaharu) are not short term, need to wait several years for mature.
so i would like to lease for atleast 10 years and above.

If that is the case, leasing from government is not your first choice.... Buying a cheap agricultural land is...

you just take the rental rate for atleast 7 years divide by how many tree u planning to plant, find out what are the other cost that u need to incur then u know what is the rate that to make this biz profitable.

but i would say....this biz profitable or not, is not because of the rental, but the method of inoculation.

Settle the land rental problem first lah before talk about method of inoculation....

If cannot rent for more than 7 years, can go eat banana already leh....

Worst if coming to 8th year, want harvest already, the TOL expire and gomen dont want to renew....

rental, run & maintain, and inoculation costs are main variable for the profitabilty. The distance from town will determine the land rental cost... and run & maintain cost as well..
for security, if too far, some one may harvest it before u.....
not easy biz....

hi CK15, dun worry we just discuss things regarding biz... there is no right or wrong... just an opinion
yup all that already in my mind when i searching for info...
but every biz also got risk, so we need to solve the issue but not avoid it....

run and maintain is at very low cost, unless u start with large scale... else you and family can be doing the work, save the labour cost since most of the time is idle....

rental is the fixed cost, thats something that need to be control since starting... e.g. i found some land in mudah.com leasing for only RM 3k/ year for 1 arce in negeri sembilan (but no respond until now)... 10 years is at least 30k (without inflation)

security wise, in the growing stage all the tree are no value until it inoculated.... so got another few years to improve the security... fencing, cctv & etc.... hahaha cant really put a person there to jaga... cuz it even more dangerous...

for inoculation method, already found a few of supplier... some will helps to market it out too...

all this is the basic risk that we will face... as long as we aware what we going to face, if we able to handle it then we can start it..... solve it when the problem pop up... smile.gif think -> plan -> act

Just to add....
since the time & efford spend will not much differenct from 2 arc to 6 arc... so trying to maximize it if possible..
also, if possible, trying to recover the long term rental cost from short-term plants, i.e. vege, banana, & etc.
