QUOTE(BigMan123 @ May 18 2016, 02:02 PM) Shophouses at kipark next to it ...not so good. With the opening of the kipark hotel, hopefully it will give them a boost. So far, the new vegetarian restaurant seems pack on weekends. Quite skeptical abt this ecosky. The rental for both resi and commies will be hit so hard left right up down front back.Tesco or old Makro....needs a bit of reburshment as its showing signs of aging. |

QUOTE(wong8981 @ May 18 2016, 06:40 PM) yea, ew team will look for quality tenant on behalf of owner on best effort basis and free of charge. This is not bad wor. I thought only applicable to ES only. owner has to sign consent before ew team can start their work of course. applied on all commies by ew. 4 storey each , seem not easy I'm curious to see what tenants are they targeting. Maybe u can use this as a yardstick for yr ES shops. How ew executes etc.. |

QUOTE(Jasoncat @ May 18 2016, 06:50 PM) EW launched the Business Master Plan Series early this year. There are 3 diff grants given to the buyers ie pioneers (who set its own biz), investors (who opt to rent out) and franchising (who get in the franchise biz). Under the grants, EW will pay the rental / certain percentage of S&P price / franchising fee subject to certain conditions. Not sure whether the grants apply to EkoSky commie - if they do probably only those sold after the launch of the Biz Master Plan. The leasing team will assist to source for good tenant (as the grants will be subject to EW acceptance of the tenant profile too). Even if the grants are not applicable for this EcoSky commie, the leasing team will still help to search for tenant without any charges. That's the value added service which I give them thumbsup. Ya the sa did say this at Es. but I didn't know it's applicable to all ew projects. Thought only for Es. Quite curious on the execution on Eco sky commies tho. Won't be too long to see its result. Especially for ew maiden kl project. |

Gg ew really used a lot of money in preserving their brand and image. Hope they aren't pumping these expenses from sucking their customers money

5.5mil shop. 23k rental per month for a decent 5% yield (considered super bad for commies). 5.5mil price tag at this location with "good" room for appreciation.
Maybe doable because it's "ecoworld" brand name. 😂😂😂 This post has been edited by mthc: Dec 30 2016, 10:20 AM |

QUOTE(aaron1717 @ Dec 30 2016, 11:24 AM) are they selling their shoplot? last time the SA told me they will manage the shops? lease out on their own... Bro.. it starts from 5.5mil each and they were fully sold. They are not managing the shops but they will seek for tenants based on "best effort" basis. They can't control if some of the owners want to turn it into Scott Garden like kinda tenants. What this side of Kepong/Wah Yu area lacks of is nightlife enntertainment. Well I believe many EW fansi believes EW are able to secure Grade A tenants like Souled Out instead of Kelab Malam Thai 888 in here. Maybe EW shit also smells nicer that's why. 😂😂😂 |

QUOTE(kochin @ Dec 30 2016, 12:18 PM) don't have high hopes based on their track record of setiawalk. BBCC mall is owned by Mitsui Fudosan not EW. Financing also done separately for the mall. Same goes to the Management for BBCC mall is totally diff.unless they can muscle a bit from their setia city mall and bbcc tie-ups now. |
