Hi sifus..

Recently came across the remnant units from EcoWorld where the 1109sqft 3R2B2CP unit is selling at 655k after HOC discount. As it is under HOC, the entry cost is low because all other legal, MOT, stamping are exempted.

I read through the thread here and seems even the 927sqft 2R2B1CP unit was launched above 700k+ few years back.

Do you think is a good deal? Any major issues of this project or its locations? Wish to hear honest feedbacks from current owners.

I researched also Lake City and 99Residence which are also just a stone throw away and both are Leasehold with almost quite close to the same price. Lake City comes only with 1 car park. I am actually looking for property with low entry cost that is within 30mins from Damansara Uptown and preferably a Freehold one. As I am Penang Lang, I am not quite sure what other project is meeting this requirement.

Need some advice and guidance. Thanks!

Thanks. Is there any issues with the location actually? Sorry, I am Penang Lang, not sure about any hidden problems of that location. Traffic wise it seems within 30mins to my work place during morning peak (according Google Map) which seems acceptable. But really not sure if there is any other issues with that area.

No more defect liability but developer will touch up everything and walk one round before handover. Only 1 chance to complain. On electrical appliances that they give, buyer has to liaise directly with brand owner for any warranty issues (eg Electrolux).

So, do you think still a good buy with this price?

RM 0.41/sqft to be exact. But not all facilities are free... eg Roof top Glasshouse is for rent... Business lounge with cubicles, function halls etc are for rent.

Facilities include 6 pools (include 1x 50m lap pool), aqua gym, tennis court, squash court, sauna, golf putting, 2 level of gyms, ping pong and pool table perhaps...

Any Block C, Unit 03 owner here? Does the balcony facing the edge of Block B? Fengshui no good ma... Anyone still care about fengshui when buying house?

For me I just simply click on the EcoWorld Ad in Facebook and their sales and marketing staff contacted me. When I went on weekend, the final unit has been booked. I registered myself in waiting list which later on there was a buyer whose loan application was rejected. So, my name come up as the next purchaser.

If you see completed project, don't assume they have all been sold out. Just walk in the sales gallery if it is still there, and ask if any remnant unit available.

SPA price of course is marked up.. but yes, if compare to during launch, it is cheaper... but no more defect liability warranty by developer.. the unit will be "as-is". Good thing with EcoWorld is they will still send their contractor to walk one round and touch up whatever they feel need to touch up.

Was told launching price many years back starts from 700k with DIBS but later on the DIBS was cancelled by the government. So, it is up to you to judge if it worth or not. I just got one unit from developer.
