DLP is no longer valid, so once take key need to check very detail and request rectify, for once only, after this, you are on your own if there is any defect

Perhaps you can give us a clear guideline on what is under DLP and structural warranty. Common one such As window masuk air, flooring hollow(especially timer flooring), Water leakage, uneven wall, scratches, power plug not working.

From the way u spoken, I believe u can share more details, do you mInd to enlighten/elaborate more?

Icic .. tot biang ge already bot after surveyed so long by bothering the SAs.
Since it's budget issue, will need make sure u can pass the loan first so that no time wasted. Hav u checked with loanbalance for AIA?

Last month I’ve been there visited actual unit, tower clarita to be specific, and SA told me DLP no longer valid(not sure certain or all unit), u need make sure u stick whatever u found defect, because they are going to fix whatever found in your first entry, afterward this very first round, u r on your own.

Hence when u mentioned “structural” I am not very sure are we talking about the same thing

All that you mentioned earlier are defects which no longer claimable due to DLP is over (and not related to structure), however there are still chances if they are recurring issues whereby previous owner had filed/recorded during DLP. Structure mentioned here was referring to whether the shear/parapet wall is tend to cause further safety concern and it is not limited to the unit itself, but the common area as well.

Though we understand that DLP is usually just 2 years (18 to 24 months). Certain things have longer or even lifetime warranties. All waterproofing are given 10yrs warranty, anti-termite 5yrs and structural integrity lifetime of the PE who designed it. So it's always worth a try to go argue with the developer even after DLP is over, they might be able to help if it is serious enough. All these are valid from the guidelines/standard, in UBBL and PAM.

How do you do a thorough check upon first entry? Since they will only allow you to check upon first entry.

Thought of hiring home inspector but it seems like the developer is reluctant to give a few hours of thorough checking during the handover day.
