In fact, in the master plan, Stagnia price is not justify and at lousy location.

some located just behind of lekas highway.. some is even facing other SD house backyard.

the stagnie location is very bad... with price tag is not worth at all.

the tralas masterplan is not proper plan.. if they push the last row facing the lake... it can sell rm 2million... but backyard facing lake.. fengshui is not good...

my 2 cents, if you compare setia alam town planning with setia ecohill. it is totally can not compare..

in setia alam, to go to precint, you need to go out the flyover... it plan to divert traffic then into the housing area
in ecohill, there is only a rounabout... and not had good segeration

during april there is very ong soon... especially allot of cars use seminyih town to go to niwarxxx. after the lekas coonected.. jam will bring ong and huat to ecohill

the back of house will be at slope..

this will be super worst that the house without support from back... chinese said 'kau shan'

i feel that the planning is very poor..

in setia alam.. almost all house is no problem on facing, north and south... selling point from sp setia

DSL is seen good but location is a big cocern. if you visit to please go to visit a hidden factory .. quit big factory and about 150 to 200 m only. big factory in semenyih...
hopefully not like jadehill.. resident need to protest.. during night...
any one here is employer there?

you can search ngo chew hong oil & fats semenyih plant. There is chimey there.. big factory


not a small factory but big factory....

day time, where got factory release smoke one... mau kena tangkap meh...

only heavy rain and night time looo...

100k for 20x70 phase 2 if with fully built up is worth than 1st phase..
i remember setia alam 20x70 is fully built up 2+++ sq..
less renovation cost after vp.

even 20x65 fully built up can get 18++sq

normally extension is big headache during renovation.
different settlement will cause house crack.
especially, this type of oil palm land soil... need piling.
