Bro Treehill, it may be more than what it seems. Because, it was last Friday, November 22, 2013 that BNM issued a circular not just informing about the removal / prohibition of DIBS but also the Interest Capitalisation Scheme (ICS) and LTV based on the Nett Selling Price. This means, whatever plans that SEH may have had in place to compensate the removal of DIBS would have been impeded; assuming that it was a cash rebate. Hence, they may need to seek for clarification / approval again to be able to firm up the package that will compensate DIBS.

However, given the connections / strings that they could pull and the impending update - it is surprising that they have taken such a long lead time to inform the buyers on the decision. Nevertheless, it is certain that there will be some form of compensation; just what form to be seen.

Also, are you totally ruling out the cash rebate; because, there may be a way that SEH / SPS could still provide compensation of certain amount - i.e.: I myself, received the letter / sms informing the exact amount that is to be paid on the SPA signing date - but, they are providing flexibility to withdraw from EPF account 2 and just issue the remaining amount. Hence, I would not be ruling out any options, just yet.

Just my 2 cents. smile.gif

Bro, just my opinion. I still feel no cash rebate on this but should be a different package to replace the DIBS. Anyway, I could be wrong and yes I do agreed that they took too long to come out with something. If you remember on the booking day, they did mention that they will have DIBS unless got changes during the budget announcement. By right they already should have a backup plan. I still believe they do but they just dont want to announce it just yet. Anyway, I will follow up on this and I hope I can get the answer before the signing.

According to Chris when I talked to him last Sunday at WC, there are 2 units of Errana 2 and 1 unit of Plavia 2 corner still available due to the initial buyers cannot get bank loan. I think one unit of the Errana 2 could be from Nat kor. Now SEH are calling waiting list people.

Sometimes, I think those people in waiting list are more lucky than us that we had to try so hard to secure our unit(s). Well, like what Sam kor sings:"ming lui yao si, zhong sueh yao, ming lui mou si, mok kiong kao". Must have this kind of thinking than only we can be better. icon_rolleyes.gif
*
Hahaha, not really la bro top gun. People in the waiting list are also equal opportunity buyer just like us but:
1) Queue longer than early birds
2) Hotter and slower process
3) Disappointment of not being able to secure one
4) No food nor drinks as could not leave from queue
5) Shortage of food
6) Despair seeing others getting to mingle with excitement on choosing unit

Yet, above all that, they were counting on their luck and some will eventually be rewarded for their patience.
I think we are still lucky to have avoided most of the hassle and get everything sorted out earlier.

Bro Treehill,

On this matter, I could see that you feel unjust, but, it was made known earlier, that Aqua and Pistia is BF launches to ensure ppl do not turn away disappointed. At the very heart, this is still a business, and SPS will try to pay off all their loan as soon as possible prior to full development of the project allowing them to decide on the pricing of future phase with ease without having to worry about the accumulating interest on the bridging facility (if any) that they have with the financier.

This is infact applicable to all BF launches, which are way more expensive that the scheduled villages.
Thus, it will be matter of willing buyer and willing seller agreeing to a price and committing to it. The only fact that is debatable here will be fair compensation of DIBS which i reckon should be 3-5% of the Selling price. Thus, no matter in what form it may come - the DIBS compensation should total up to 3-5% and if it is, then, I still believe it is a good buy.

The launch price that was expected for Merrum was RM800K onwards, but when it was duly launched, the price started at RM938K and even then, only those priced at 998K and 1.01m was on sale for public. Just gotta make your decision and go with it. For me, it was for own use, hence, the decision was easy. For investment, need to think carefully.
*
Actually, if the phase 2 type are brought forward to phase 1 and more costly then SPS can just say so. I mean, no need to us that it is more costly due to facing waterway and better materials. That is the information I got and few weeks later all change. We are forking out our money to buy the house and for me I am just hoping SPS is firm on what they tell us and not just simply give an explanation to it. If I know the house price is higher because of phase 2, I would have consider to get other types. Bro, I am buying for own stay hence I am hoping for something better.

Yeah, very much agree with you.
But, the BNM is to be blamed in this matter too - throw the spanner into works - the LTV regulation on net Selling Price wasnt expected by anyone. So, lets not get too disheartened by this fiasco and be patient, as you have always been - and hope for the best outcome.

They have similar vested interest as developers as much as the buyers to ensure the project is successful and viable in the long term. Also, the phase 1 villages will be crucial to a sustainable township and execution of the intended masterplan.

Stay patient man, will eventually be rewarded.

Great, another wonderful home owner in SEH - great to see the crowd that is going to accommodate / occupy the project. Understand your frust bro, with the already steep price in comparison to P1 villages, you are feeling ripped for the lack of info on DIBS compensation as well as the quality of materials. There are no firm explanation for the surrounding issues.

But, your doubts will be answered soon during the SPA signing and your 4th Schedule may look better than the rest. Who knows, since this DSL is the cream of the first launch, may enjoy, full tiles for kitchen / bath, better quality fittings / fixtures - but, its all speculation; am sure it will be justifiable just like between the Merrum and Lecus.

Stay calm bro. Will be in SEH for next 2 weeks, lets' see if we can catch up there in person.

For your reading pleasure - the problem is no longer domestic. 4 banks rating has been downgraded due to the rising household debt (which BNM is trying to curb with all the new policies) and these banks whom are having large exposures are thought to experience deterioration in asset quality (NPLs).

The storm is coming. Brace yourself for the impact.

Withdrawn from other. Quite lucky, perhaps.

Actually the ancient chinese feng shui philosophy of 'sit North face South' is more of building orientation to gain winter sun as China is located at the Northern hemisphere. Just my 2 cents. In fact, my fengshui 'sifu' says the best fengshui Qi is around Merrum area wor, haha.  thumbup.gif

However, I think we should try to avoid western sun and junctions when choosing a property as it will increase the difficulty to sell in future.
