Eventually when more population moving into Cyber, there would be more eateries etc that would cater for the crowds.

At least Cyber's infrastructure such as ERL, future MRT, road networks, etc are in plan. Where else upcoming township such as Semenyih, you only link to LEKAS to fall on.

Those who stay in KL... Venture out to PJ Cheras to makan makan...
setia alam lang venture out to PJ Sunway Ara for makan makan
I dun see any big deal for those staying in ciber to go out makan makan in puchong or dengkil.

If you stay in landed unless you cook at home, you need to drive out to dine most of the time anyway. Just a question of how long the driving time. 5..10.. Or 30minutes.

Mon-friday you are working. Maybe during the dinner you need to think where to dine.

And yes if you are stay at home, need to go kopitiam cinapek style 3times a day, ciber at the moment indeed lacking of these and obviously not the preferred area for those who put priority on this requirement.

But for those who work in klcc, klsentral or bkt bintang, cyber with connectivity via mex and ERL (and future mrt2), not many area can rival them. Some ppl that stay in putra heights even drive to erl station to take erl to klsentral. And furthermore, within ciber is one of the areas in kv with highest income.

beside if you can afford a landed in ciber...you wont be necessary join the morning rush at 7am....most people I know only report to work around 9-10am. it doesn't pay to stay in ciber in order to enjoy all these 1st class infrastructure.

Why those who can afford to stay in rm1-4m not in the rat race?
Those houses in BU, DJ, DU, DPC... Are all of them belongs the retirees and bizmen?
How about those In gita bayu, eco park?

Canal city semenyih cyberjaya considered as new and upcoming area. Obviously the % of flipper/investors are higher and to hit occupancy will be longer.

Let's see how long it will take these places to hit 50%

If u want to use the main entrance, you have to:-
1). After paying the toll at MEX hwy putrajaya station, follow left.
2). Drive straight ahead and follow the puchong signboard.
3). You should be able to see a signboard written "Garden Residences" and turn left.
4). 1km ahead you should see GR on your left.

SIDE ENTRANCE
After paying the toll at MEX Putrajaya station, follow left and 500m ahead turn left into cyberjaya junction.
You should see a PETRONAS station on your left however just go straight until you hit the first traffic light (LKW Uni is on your left). Go straight 300m and turn right into Garden Residences / Garden Plaza.

The downside of GR is entering MEX hwy from GR will require you to travel a big U (additional 7-8KM).

Btw the completion of seg interchange, would it help in shorten the driving distance between gr and mex interchange?

Two arguements here... First is the demographic and support of upgraders from surrouding area. SA has support from places like Klang, Meru etc as upgraders for well-planned township with amenities and modern design houses.

Second is Setia Alam houses starts from low base... The first few phases landed launches was below RM300K and going up during the 5/95 heyday and property market booming. This has encouraged people to move in to achieve the population mass of scale.

where else for Cyberjaya, the landed prices start from RM700k (For Garden Residence link houses) where it render Cyberjaya unaffordable to most of the mass market. Currently even the cheapest landed like Laman View is approximately RM600k and apparetntly from forum feedback, it is selling well.

i think Cyberjaya and Setia Alam is not the the direct comparison where both are serving different market. Even if you look at Setia Alam now, they are focus on selling affordable apartment because they realize it is no longer easy to sell those RM1m landed property anymore. There are thousand and thousands of sub RM300k hitting Setia Alam in next 2-3years. Do you think it is not going to be oversupply in Setia Alam as well for the affordable segment?

Its according to SA plan to launch apartments now as the landed project in the left side of SA is fully sold. They did launch limited landed on right hand side and it was fully sold. Remember people queuing for one week early this year to grab units? Price from 800k per landed unit.

there could be over supply of 12 storey apartments as setia built like 6000units in one go. But these are around 300k units in subsale....easy to hold or digest......not too worried.

I cant comment on cyber......don't know enuf to comment.

One beauty about big township like Setia Alam once the developer found the difficulties in selling the landed they quickly switch to sell the affordable apartments and let the subsale slowly absorb the incoming supplies.. That cannot be say about Cyberjaya where every developer is launching at their own will... No proper control of the the supply...

In Cyber also many high rises sold for RM300K... Given your same logic, the owners should able to hold lar no worries lol... i think not many high end high rise in Cyber with exception of Mirage, Karames, Verdi and OSK's Pangea...

Maybe soon Eco Park will sell apartment if they still cannot sell off their landed....

With hospital with close proximity, it will be more convenient to gain access for medical treatment. Especially during emergency.

I will rather stay 1km away from hospital rather tha 20km.
