Just ti feed u guys news...it seems subsale value macam sudah shoot up...latest my jmb meeting in cyberia thrs already record trsc 420k fully renovated unit sold.......another 1 fella inform me managed to buy subsale at 34xk but when bank valuation comes up to 380k...so he overloan 20k to renovate and refurbished the house....@.@"

Previously i thought old cyberia condo no market value? Thiught max price for it maybe 300-330k only for 1000sqft unit....

I thought cyberjaya is a ghost town, but never know the price can shoot up to 20-30%... I mean base on your expected price and bank valuation..

Hello everyone, how do you travel to KL if you're staying in Cyberjaya and working around KLCC ?
Any other alternatives besides taking the MEX highway ?

Rental i heard softening a bit but market value shoot up. But subjective since different bank different valuation.

It seems some owner underestimate their unit subsale market value as i still find many willing to let go at 330-350k for 1000sqft unit... A few bank value this unit around 360-380k....

Heard dpulze quite popular with subsale too...but smaller size studio but can sell same price with cyberia subsale...550-750sqft 340-360k...younger buyer prefer those while older conservative investor buy cyberia old unit same price bracket but size ard 950-1100 sqft unit...

Need some clarification what is means by ghost town. What is the criteria of one? Reason I asked is I go there every Friday night and see people around and go Saturday noon as well and the commercial area while not packed like the Curve but still a pretty good crowd. In fact i super like coz no need to turn 5 rounds to find parking, queue like mad at cashier. Also projects that just VP is not full completely but it's the same with other location as well.
So if any sifu can help enlighten me would appreciate it.

Always no luck to find a frontage parking at Shaftbury Square nowadays regardless it's weekdays or weekends.
For myself, the current lack of is Chinese b'fast that starts at 7am..... wan tan mee, chee cheong fun, yong tau fu, laksa noodles etc........ Can someone open up a traditional coffee shop pls?

have u check the commercial area opposite wisma shell? not sure what's the area called, it has Houston Grill. That area recently has many chinese restaurants! DaKongZhai sells economic rice and siew paos. Nvr been there in the morning though, perhaps u can check there out?

Checked alr...no sign of Chinese b'fast at all at that Glomac area.
The roasted pork, chicken rice is nice. Mixed rice is OK so so nothing to proud about.
Saw also mian dui main (pan mee) + one more Vietnamese / Thai street food shop opening in April.
Think have to visit that shop when back to M'sia in next few weeks.

I reckon if Cyberjaya has a HDB type food court with high hygiene and choices, must be able to attract crowds.

How many hawker centre in Dengkil?
I been to one and not impressed by the centre at all.
Very old, dirty, hot, congested parking space and nothing great to shout about the food and not cheap also.
Perhaps you can enlighten me which is the good one pls?

there are not many proper food stall in dengkil, most of the makan place are old style..

perhaps u can try the aircon claypot restaurant @ dengkil, opposite the cemetery got 2 row of shop right , it located at the back and corner shop. it is crowded during lunch hour.
