So far all knew Sony Ericksson moved out.
Another company, hoo haa in /k already.
Was told T-Systems is doing the same.

Then past few years, some companies downsized in CBJ...

Not sure but gov need to play bigger role here to try and attract or keep existing companies in...
*
Nvm lar.. Cbj have 700 companies and 40 MNC, a few close shop, a few coming in also...

Look at all the shopping, so many retail coming in also.. And need lotsa employees too..

So company come and go r very normal...

Korean school coming in also.. Lotsa job opportunity too..

SRJKC Union coming in too...

MAS headquarters moving 1300 employees to LCCT, so they will help fill up cyber a little too..

More than 20 development projects ongoing in cyber, so foreign worker help fill up vacancies too... He he..

Why u worry so much? U bet a few billion in cyber?

not a few billion.
but i have reasons to be worried.
*
Then you must be losing job soon at cyber.. Other than that I can't see any reason why u worry so much.. If u worry so much why work at cyber? U shld look for a place to work where there won't be any risk of retrenchment..

If u worry for your friends who will losing job due to company shift out, then u r js worry abt nothing.. Who knows company will bring some staffs along? So might be a good news for your friends too..

If u worry abt investor in cyber, then u can keep it to yourself..

If u not betting few billion in cyber then u must be betting few million, or else u won't worry so much.. If u worry so much better cut lost and sell off earlier, better than total lost later..

Anyway better becareful when ipening chinese theme restaurant.... I seen those chinese noodle shop and penang street restaurant in dpulze mall....barely no one is eating there....kinda hi risk business if u ask me....
*
For me, Penang street restaurant have nothing special, but selling at premium price.. i tried once and really nothing worth for second visit.. I tried prawn noodle ( very normal food court taste), crispy roast pork belly( taste like over night, not crispy), char koey teow (I can cook better).. and i feel thirsty, so must be lotsa seasoning/ajinomoto.. If they are really serving original penang food, i dont mind paying premium.. but i can say not worth lor for now..

If a restaurant have no customers, there must be something wrong with their food, not because there is no demand..

look at kung fu restaurant at shaftbury, even they open at 3rd floor, and they still manage to attract crowd.. so the quality and the taste of the food are very important..

can they wait 6-7yrs frm now fr mrt 2 to be complete? thr will be another 10-15k condos in btw now n then..

Btw, do u know whts d percentage of ownst buyers fr new projects? if more homeowners buy here then cbj prop prices might firm up.
*
i dont know the sohos/sofos/services apartment buyer profile.. and i think condo are still okay

but many of my friend are buying landed for own stay..

u seems worried yeah.. so u must know the percentage of ownstay buyers?

in your defination condo = sohos/sovos/sofos/service apartment?

if condos alone i think its not as much as 10-15k...

i mean highrise as a whole.. nope im nt worried fr myself.. jus fr cybers prices as a whole.. jus like iskandar (lots of highrise) but cyber a lot more solid
*
then what do u think abt MRT line 2 coming in cyber? any possibility?

HSR already confirm? how this affect the property in cyber?

As you can see, most of the people visited cyber and fall in love with cyber... will this attract more buyer?

i believe those who kept deny cyber its because they never visit cyber as a whole.. what do u think?

for current market condition... i believe still many people wanted to buy property, but the bank restriction makes loan very difficult to get approval..

hi

I'm in dilemma right now, I wanted to buy a soho but because there are too many soho in Cyberjaya--Im kinda confused now.

I have 3 sohos in my list.:
Kanvas
Tamarind
3rdavenue

My purpose of buying soho:
1) For my home office ( I do online shop)
2) Long term investment of course.

Which one is better?Any advice/opinion? Thanks
*
My vote goes to tamarind

I'm a GP studio owner (first property), Wanna ask opinion from Cyber Sifu here. Today I recieved letter from Developer asking for TNB Meter Deposit RM 1280 + Stamp Duty RM10 = RM 1290 ? Is that normal? No one mention to me before lerrrrr ... Please advise is this normal to any new project?
*
Wow, it's a 3 phase electric and 3 tier water ? Why so expensive? My landed house cost less than 200 each, for single phase...
Or it's commercial title so become so expensive? Mostly if under commercial, the utilities R much more expensive...

It not just shell... TSystem will be slowly closing down.. sine shell is their biggest customer.

more and more studio going to complete in cyberjaya town (Maybank,CIMB,Starbuck,Oldtown)
*
If tsystem rely only on shell, then they shld close earlier.. No point keeping such a bad company..
But, u sure tsystem rely on shell only to keep the business running?

Just ti feed u guys news...it seems subsale value macam sudah shoot up...latest my jmb meeting in cyberia thrs already record trsc 420k fully renovated unit sold.......another 1 fella inform me managed to buy subsale at 34xk but when bank valuation comes up to 380k...so he overloan 20k to renovate and refurbished the house....@.@"

Previously i thought old cyberia condo no market value? Thiught max price for it maybe 300-330k only for 1000sqft unit....
*
I thought cyberjaya is a ghost town, but never know the price can shoot up to 20-30%... I mean base on your expected price and bank valuation..

To see more clear on the proposed MEX2 extension.. Which project do you think will sit next to highway?

The proposed accessibility will really benefits GR a lot... Will really cut down a big big U turn...

QUOTE(Soros007 @ Apr 6 2015, 03:52 PM)
Another value added to the prop in cyberjaya - improved of road accessibility.
Found this in wikimapia - New accessibility to enter into Cyberjaya / MEX or vice versa.

Note - Good news to Setia Eco Glades as this new entry will cut down a lot of bypassing traffic via the new proposed interchange from SEG into Lingkaran Putrajaya and Garden Residences ppl can save some time on making a big U-turn to enter MEX.

For those who do not frequent Glomac Cyberjaya, there are 2 new restaurants on the same row as Star Banana.

Mee and Rice - next to DKZ. Cafe style serving various ala cart malaysian dishes, around RM7-9 per dish.
Another chicken rice shop next to the HK Roaster. sweat.gif
*
How's star banana food, why every time I saw its full house? Anything special there?

DKZ Siew Bao are nice...
