Bear in mind that the Lake is under the management of Developer as their infrastructure township.

There is a timeline of schedule to follow as below, outsiders/third party or even residents there are not allow to enter after 7pm or the max 8pm everyday. There are few guards with developer's uniforms are taking the responsibility on these.

New Development of Condominium will going to launch in this couple of month!. Registration name had started by last couple of month!

Rumors the minimum size from 1000sf above, range from RM450PSF at least.

Just in front of the Paparich & opposites Avenue 6.

One of the sincere advice to a smart owner.

The Pros by dealing with more than 1agents to market his/her property:

- The process to get a client might be faster, this are a general assumption. icon_question.gif

The Cons by dealing with more than 1agents to market his/her property: thumbup.gif

- Each of the property agents are fighting amongst others in order to secure a client
- Each of the property agents will always test the bottom line from a owner then to propose to his/her client
- Owners are indecisive most of the time due to too many agents involve & end of the day may get nothing in the end
- Therefore clients have the perceptions that the owner are playing a ffol with them
- Consequently the final transacted selling value may below the market rate


As a summary, be smart to choose the right/professional property agents to market your properties.

Otherwise owner may get nuts in the end simply because of humans emotions. rclxub.gif

4-5Units of Semi-D are below bank value at the moment! From range of RM1.3M & above.

One of the cheapest Semi - D around the township!

Most of the people assuming that Avenue 6 c/w Security Guard House but actually it was not.

The existing guard house are temporary basis whereby handle by developer, community will form their own management on these subject just exactly like Avenue One Semi-D.

By far avenue 6 is one of cheapest layout nearby the township especially semi d while benchmarking with others. The main features here is the quiet environment & lake view. Low density as well with comfortable environment.

There was 1unit of semi d (with excellent unit number ideally for Chinese people) facing east+south can try at Rm1.5m+/-, c/w extra land total size of 3500-4000sf+/-. Owner most likely will going to revise the price by next 2month due to nee RPGT! First come first serve. Thks.

Else Jan 14 onwards price may revise due to RPGT.

Lake vista if I'm not wrong, the pricing should be reasonable as too many benchmark nearby there. Anyway main benefits are indirectly facing the lake, its not yet to launch untill as far as I know.

Those semi-d below bank value at RM1.35m negotiable, RM1.38m, & RM1.4m. There hv 3different design of semi d in Avenue 6 with standard built up 2900sf+/-, land size 3200sf+/-. The one RM1.38m with extra land size of 400sf+/-.

For bungalow i have unit RM2.45m for 2.5storey, other than that from RM2.6m onwards for 2storey.

Do let me know if u need my service here because i do covering some unit of old landed link house in BTHO suakasih 35x70 end lot RM800k, suadamai 22x75 intermediate lot RM750k, etc. Or u may consider new subsale sutera residence BTHO 2storey semi d from RM1.15m onwards, 2.5storey link house 20x80 RM850K onwards(besides window on the park).

Although Avenue 6 internal structure may not suitable especially for typical chinese client but it do offering unique benefit than others township dont have as below:. Pricing wise its way below market rate as looking at the land size & built up & its allow new owner have the chance to renovate to fit its own taste & preferences. Besides its locate just directly besides a lake whom under the the properties & management of developer.

Different client hv different perception towards buying behavior, those units of Avenue 6 semi d transacted are chinese & even an expat due to its features.
