Hmm, I think it is applicable but we need to find out more of EcoPrestige from the dev.

I suppose to like 20x70 or 22x70 but need to consider more of the backyard where 20x70 is 100% fully built while 22x70 is left 3" at the back. I only dislike the main door facing gate for both size.

Thus, all in all, I see 24x75 is the best among all in terms of layout and facade. But investment wise, guess 20x70 bcz of built up.

I own a town house, my town house is Strata title, and I rent out already.

My tenant got trouble because my neighbour dun like his "dog", dog move around/ activity inside my 22*60 (dog house in car poach)... finally get summon from Majlis . .

Whether strata title or individual title, every neighbours or self owners also play a very important role to the neighbourhood.

If its about selling the concept, sure must premium a bit. Or else, too compact and too high density, all profile buyers also different dy. then no point selling as stratified and waste more money on DMC, proper guideline of gated and guarded which governed by Act.

20x70 could be the smallest possible size for such township.

Boss, quite a lot of current new development nowadays, esp by big developers are selling individual title home with DMC.

Individual title with DMC is very good bcz DMC existing cor a year bfore a JMB formed and actuvated. Where in these grey period like other Individual title houses like okd taman, the DMC comprises a representative from the developer, appointed management and all owners to regulate the fencing and guarded ruling.

It can be good and easier to maintain compare to Stratified houses / Individual houses with more facilities like clubhouse, lake, swimming pool, etc within the guarded compound. As, the collection of the maintenancd fee is very minimal compare to the houses with facilities as above.

With DMC and JMB set up, it can set the rules from time to time and owners have the right to voice up and vote what implementation they wants.

IMHO, in any landed I am going to invest, it would be either Strata title or else, Individual title with DMC sealed.

Clubhouse or pool is not necessary for me. I just prefer guarded, CCTV in most of the perimeter fencing area & roads, landscape with proper maintenance, garden and greenery, so, DMC is my choice and I believe its the choice for the future since our Bolehland crime rate is rapidly increasing.

Tat is not a direct calculation for a 1400 sq ft intermediate lot against a 6500 or even 10000 sq ft bungalow lot.

If 300k or below, I dont think u can get even 1 unit, dont say 10 units bro. Lol

Its not funny la.

Any development with stratified title is 36 months and higher subject to extension approval is obtained from authority with proper reasons of development takes longer time.

Landed not necessary must be 24 months. All strata title projects are with 36 months S&P, however, dev can deliver early than the 36 mths period if they are possible to do so.

Not probably la, sam kor was right.

Hmm, actually strata title landed had been some time dy and heat up a bit for recent years due to Bolehland punya increasing crime rate.

I always rate DPC a lot and most affluent taikors feel good about the stratified landed there and ensure me to buy the same G&G. Unfortunately not as rich as them.

Even all my wife punya jimuis ( invested prop but tarak knowledge but cash ) also asked whether the project is with gated & guarded when the prop investment talk was discussed.

At least also individual title with dmc like SEH.

That one is 20x65 and built up 1500 sq ft only, hmm, for me, if SEH, I rather go for min 20x70 bcz just top up a bit only and 1500 sq ft for 2 storey really small. But never the less, really a good price for those who buying for own stay without more than half a million budget.

I still think the Semi D at 800-900k is the best.

Then u must go Ipoh every CNY eve. Normal weekend so so only i guess Penangite is catching up KL lorr.

Every leng lui is back and just go any bistro pubs, u will see leng lui here is very diff compare to those we seen in KL. ipoh here, less heavy cement and a bit innocent looks compare to KL.

Last few years even more esp at East Zone bcz now too many bistro everywhere dy. hardly see any pork chop here.

This 2 condos selling like HOT CAKE due selling point WALKING DISTANCE to future MRT STATION especially EkoCheras, their is a link bridge from EKOCHERAS condo direct link to Tayton MRT Station (pedestrian walk similar like Wisma cosway link bridge to KLCC). But, However, even without link bridge this condo still very hot de, the MRT station is SAME ROW with EKOCHERAS the distance in between like LOT 10 Walk to STARHILL ... somemore developer build a 'flyover' from EKOCheras condo "carry your car" fly to/ heading to MRR2 no need wait the mess jam of Cheras roundabout.... Boss. They separated it by Precinct in one Phase like Sp Setia.

Phase 1 comprises 3 precincts. Precinct 1 is Terraces. Precinct 2 is Cluster home and Semi D while Precinct 3 is Vacant Bungalow Lots.

They launch Precinct 3 first, then Precinct 1 & 2 one shot in days or weeks later.

I reckon Precinct 3 can manage 70-80% by first 2 days of launches. Guess Precinct 1 can manage 80% but expected 20x70 and 22x70 sold out in a day.

The hard one could be Precinct 2, esp semi d due to high entry price. I think if can sell 50% is very well done d.

Boss, I think u mean Ariza ( Phase 1), Keana ( Phase 2) and Regia ( Phase 3 )

The publc response was overwhelming for Phase 1, but mostly left empty handed due to only 3 units opened for Phase 1 to public and only some bought Phase 2 but not Phase 3. Excluded staffs who bought earlier.

Moreover, that could be different due to Ariza only 117 units and Keana & Regia both less than 100 units each. Total only 250 units plus minus. Its about 2.5 times less than EM Precinct 1 and about 4 times less than EM Phase 1.

Thus I feel EM could be overwhelming but may not fully sold on its first day.

If not mistaken, 32x70 built up is 2300+ sq ft.

I like 32x75 facade and layout even more, bigger a bit and top up RM 30k.
