Over 100 acres of land has been dedicated to parks and greenery, while pedestrian paths and bicycle tracks nurture a healthier way of life. The surroundings are peppered with creeks and lakes, creating beautiful leisure and recreation space

If its strata title, usually only within the fencing of the residential area.. 100 acres park wont be just exclusively for residence only it can open for public.. you dont fence up the whole 1000acres of EM and stop public from entering.. what will happen to the schools and commercial shoplots.. or you think they will fence up the 100 acres park just for residence?

Look at DPC where certain phase of residential are strata, they only fence up residential area.. central park still open for public..

Mahsing plan to do the same for their 2.5 storey terrace. It will be strata landed only fencing up the residential and some playground or clubhouse within the resodential area, but they dont fence up the whole 400 acres of southville mah..

Look at Damansara Foresta, developer claim that they will develope the surrouding greenary but still those are not part of the strata title.. they are still public premises..

Strata title landed is good for better security bcos residence can actually legally disallow outsider from going in.. but dont need to be the entire development..

Usually they will be handed over to local council..

100 acres of greenary strata title for a middle class residential?? totally unnecessary..
when u heard its strata title, have to know until wat extend..

by the way, its Strata, not Serata.. biggrin.gif

In terms of land dedicated to park and greenery I think the ratio is quite same with Eco Hill. Setia Eco Hill dedicated 80++ acres of park and greenery from total 600++ acres township. Abg/adik mesti sama ma..

I think lets not mix up with paying maintenance fee for G&G which is within the perimeter fencing and not beyond the boundary..
Its not the matter of whether EM is strata title or not.. our argument here is up to what extend the maintenance charges are for..

greenery is good. but don't forget commercial aspect as well. e.g. shopping mall..supermarkets.shops...etc.etc. smile.gif

DPC is depends on which phase, got even as high as RM 0.30 psf but this is smaller township and targetted affluent segment.

EM is very huge township, about 2.5 times of DPC and not included EH's 1700+ acres next to it alrhough both are linked together with its infra and accessibility. It targetted mass market as well as mass affluent.

It would be also depends on the houses each phase by perimeter compound, facilities within the compound, vale of the houses bfore they determine the monthly maintenance fee. I believe it would be affordable pricing due to linked houses here are not as many as in DPC each phase and the price is not even half of any DPC linked house intermediate.

Strata title landed not necessary must be very expensive and am sure its cheaper compare to any new condo nowadays.

Can anyone enlighten which housing area can let you reach the KL city center (let say KLCC) within 30 minutes during the traffic peak period... hmm.gif hmm.gif
