It is about selling the concept.

If the concepts sells, stratified houses can be shoe box sizes at lower price.

My assumption is 1400@160psft and built up (2000 sf) @180psft.

This already included profit margin and cost of infra.


Building specification is CONQUAS 90% and above quality.

I still think first launch price should be around 550K. 580K represents high profit margin.

Depends on how developer manage the costs.

Having a rail service will really boost up the area.

Before that happens we might want to consider what other main attractions/deterrents be made available to make one's buying decision easier.

Recently VPed DSL that I am aware at Klang and Shah Alam, there have been properties offered in the market at low profit margin but the quantity is not high therefore I am unsure whether these showings are representative for a bad moment.
