Semenyih public transport for lrt or mrt? bus sure ada. 10 years from now chansi quite slim?
unless when they start building mrt2 or mrt3 which can only complete by 2020+ andthat time sudah ada plan for Semenyih....

u can predict better than me. i only see what is going on only. which mrt1 and lrt sudah in progress. and mature puchong, pj township will getting well connect. mrt2 and mrt3 wait to confirm. if everything accordingly should make the whole klang valley well connect to kl and other prime places.

semenyih still need some time which i also unsure for certain things. sound like u sibeh can predict well than me.

Semenyih within 10 years to pj lvl within this short period sibeh gangho...
but 10 years to be more live-able place and better amenities should be ok.
just my opinion when i go around semenyih 6c6c.

puchong still under klang valley radar. personally no like puchong.
but it actually quite happening 10 years ago. compare to places like setia alam.

setia alam... also klang valley..changing and improving.
but public transport connection macam lrt and mrt. still lack behind.
setia alam still need some times to catch-up. many commercial and office lots in the pipe line.

kota kemuning never been there. township development should be handle by ijm if not wrong.
ijm as a developer should be no problem. can't comment much never very been there look around.
only pass by on the way to bukit tinggi.

landed is top choice. just recetly been to australia sydney.
Heard many come back to stay near city or stay in the city.
outskirt place less people wanna stay due to not so convenient public transport and high petrol fee, city parking fee increase like crazy, even public transports are not cheap thats why they prefer shorter the distance better... living expenses also increase. pattern of living also start to move back to city. even smaller size no choice. unless want retire can stay out of city.... but not for those still struggle for bread and butter got family too feed.

wonder will it also msia will face this problem in near future. like government plan to increase parking fee at kl up to rm80 to rm100. to stop the traffic flow come to kl. u can see now pavilion car park fee increase and keep increase..... same as what sydney do to stop the traffic come in. 1 day car park at sydney city can up to AUS80. "if u can pay high price just come"... due to this this and that that reasons people tend to move back to city. and drive less as possible. also public transport macam mrt type also not cheap if distant too long...

if this happen i think only those very rich or retire and not often travel to kl can choose to stay outside of kl.


fyi...sydney bridge traffic flow system control very eye opening. can control the lanes flow from both side. sibeh not bad.

Wah macam sendiri create problem..macam only stay at emj sure.no problem.. Outside kl city manyak shopping centre why die die need to say go city shop? Pavilion kl is not only shopper parking. Many working class park here. And the rate on weekday also crazy.

If bring kid go kl also is not often. mostly weekend. Can take car. But at least you save most money on weekdays 5-6days of working days. Petrol and parking fee. Now may not significant. But need also aware of inflation of those rate. If stay next to shopping centre or above.. no need take public transport also.

Stay so far sure no problem? Later your long smooth drive to kl highway also jam? Your kid also stuck in long journey jam?.. N those still need come kl often cari makan. Unless u only work in kajang or cheras maybe good to stay at emj.

U get big space at emj. But GnG monthly fee also not low.

That's always pros and cons. To stay near or far. Sometimes come to real life need to make a choice. And whether is financially can sustain for long run. Or the pattern of living may force to change due to inflation. Stay near city or city u get the convenience but in exchange. maybe is the space u get is smaller... Stay far u may get large space. But the travel cost and the time u spent on the road also longer. Far away place even with public transport for such long hour traveling also tiring and pay more too compare those short distant.

I presume the people stay nearby KL also mostly drive to train station. As a matter of fact, those people on board near the terminal station still many places to sit and still can rest on the train. Those living nearby KL when boarding to train, be prepared to be sardined and stand along the way to your destination lah. Imagine after sardined and standing in the train for 15 - 20 minutes and still need to walk 500m to your office EVERY WORKING DAY.. Make sure your office have bath facility ya, otherwise you may need to start your working day with "sticky" mode ya..  doh.gif  doh.gif   Maybe good for your health bro, those fitness center can close shop..

Bro, use common sense lah, public transport already there for some times already. If it really works, KL won't be more and more jam nowadays. If really one day city parking is raised to unreasonable rate, people who stay nearby KL and taking public train also need to worry. Why? Coz the terminal of these train will be in outskirt area, and people in these already will already fill up the train before reaching your destination!! You slow slow wait lah. If for me, I will still driving even pay high parking rate, coz during that time, KL no more jam mah (I must be dreaming), all go to take public train already... tongue.gif 
Walau, how many shopping malls can match the city shopping mall like MV/Garden/Pavillion/KLCC in terms of variety? You thought those crowd in this shopping mall only consists people staying in KL only ah? So, the conclusion is you still need to drive to KL, paying high rate parking fees during weekend, especially when you already have a family.  doh.gif  doh.gif 

I also hope can buy a house within walking distance to KLCC to avoid jam and taking public transport. But like our BBW said, boh lui mah... What to do, boh lui mah need sacrifice abit loh, either time, toll, petrol loh..

Never said cannot go nice mall. More options. Told u liao. Weekday save on transport, parking, time. Weekend can go as their like city or neighborhood mall. More choice. Even they drive also short distant jam short distant. No like those far away. Macam mana pun need to spent more long hour less option. Either park at MRt continue. Or die die drive down and jam.

Those 2nd teir township zone. Still OK. Semenyih is more like 3rd tier township zone. Location also south east corner which not so well surrounded by good township. Not as good as kajang area. U need to stuck with kajang people too. How sure u can get up the MRT even from the start. At city u have many ways. Mrt Bus or teksi or even by car. Car is just only short distant jam or half way jam. u long distant also lagi need to jam from the tail to end. Those township above u may come out to stuck your way first.

Many situation macam you create. And macam must follow u way. Near city macam tak ada township and school. Those near city township. Also can send their children. Then go work. Distant to work also short. Husband and wife work.nearby and near city so cannot use one car. Must stay far far away first Then baru use 1 car? Many things township near city or at city also can do.

Just township near kl may not many can afford landed. Condo maybe only option if wan stay close n convenience. If not stay far macam emj. To get better space. N less convenience.

Some township gng and facilities or clubhouse fee are separate. Macam jade hill. But usually developer will give free membership for certain period of time maybe 3-5 years. Gng fee itself not low. Add in clubhouse fee quite high. N count by person. Good is that's the option not to take the clubhouse. Tak macam condo use or not use need to pay also.

it's GNG township concept. not just a landed. u not only getting a landed for yourself
also a quality township share with other owners within.

if landed at semenyih without nice gng township below 500k. plenty plenty choice.

yeah, G+G landed not cheap to maintain due to huge land, very low density. some G+G fee may not included the clubhouse facilities fee yet.
