QUOTE(samkps @ May 14 2014, 10:56 AM) UFO taikor, heard whole EM will have 2500 terrace (dsl, tsl, superlink etc) but only about 700 units of cluster. This phase DSL will launch 500 - 600 units, cluster maybe less.. Cluster is not even finalized, how to be snatched by staff? Chill man.....and get ready cheque books.Since kochin taikor say maybe all snatched up internally, so first thing come to my mind maybe cluster link, since less units... UFO taikor...what is link bungalow? |

QUOTE(samkps @ May 14 2014, 01:12 PM) Teng kor, EcoBotanic can launch without show houses or layout plan. Perhaps cluster units can be snatched by internal staff even before layout plan is finalized.. EcoBot is sold/launched without show house but this EM cluster is still undergoing improving job in Seoul. They wanna put some plastics (some say silicon) to make it gravity defying, double eye lids, porcelain perky arse and also more cantek for buyers. Likewise, EM will launch terrace without showhouse completed for viewing.... But can see from far. The finishing spec given is pretty good. Cant get hold type of sanitaryware they intend to provide. QUOTE(samkps @ May 14 2014, 10:51 PM) Chris gor, wrong info given, my bad my bad. I think I have mixed up the info with the cluster unit. Whoa...this is very basic. This will explain the PSF difference. EM has mostly porcelain tiles inside with larger one at important areas like living, dining, MBR, etc.. Following the is specification given in SPA for my DSL unit: Living/dining: ceramic tiles kitchen / yard / utility 1: Ceramic tiles Master bedroom / bedroom 2 / bedroom 3: Ceramic tiles Master bath / bath 2 / bath 3 : Ceramic tiles Family hall / staircase: ceramic tiles Utility 2: cement render terrace: cement render car porch: cement render others: cement render Carporch is homogenous 2x1 or so..... No cement render.... Terrace in EM looks like a steal IMHO. |

QUOTE(treehill @ May 15 2014, 03:07 AM) I think is down to individual preferences. Those with tight budget surely will go for the cheapest 1 and may renovate or extend later (when they have the budget). Some wanted corner lots so they can do more things and also do some extensions. For me, i prefer individual than strata title. EM concept is so good and attractive and it actually promote a healthier life style as with parks ans lakes just around the corner, you can walk or relax anytime during the day. Down side to this that it might be abit higher in terms of noise level and privacy tooo. We seldom see ppl walking around the backyard of our house but with this concept there would be alot and some might sit there and observe your house or even you too Yeah man. It boils down to individual preference and budget.Anyway, no doubt the concept is superb. Hopefully what we see from the models or plans are exactly the same upon completion Let me share what I know about strata title landed prop: 1. Fully GnG is governed by Strata Title Act 1985 and also Building Maintenance Act 2007. This will enable the JMB/MC to take appropriate actions to recover maintenace fee. Similar to condo/apt. 2. The min requirement green ratio is much higher in stratified prop than individual prop. This indirectly translate to lower density. For instance, terrace has a density of 12 unit per acre. 3.Fully GnG will disallow any owner from renovating externally, painting the color scheme as they, and extend the side or kitchen all the way. This is prohibited under the house rules. Owners still have liberty to renovate inside the premise. 4. Downside could be the maintenace fees and socalled strict control. And some say the houses look the same and monotonous. |
