That's personalize enough upon buying either an Individual title home with DMC vs a fully Strata title landed.
For own stay, I always prefer Strata Title but in major good location, surely above RM 800-900k for spec and township planning given for EM. Even DPC, at so-so location but thanks god, matured good location, is asking RM 1.5mil per unit. LakeEdge @ Puchong is easily RM 1.05mil onwards.
For investment, I don't mind both although I see Strata Title is the future lifestyle home esp for Bolehsia while I am sure they are plenty ppl around are still prefer to buy a landed house and renovate it or do the extension gao gao upon completion..
Unsure of Semenyih and it's 10 km radius folk's personal thinking but I am glad that they are now having a such luxury choices of units within such distance and price are affordable compare to much strategic area in PJ or Damansara.
