No lah.

The Satellite Office, in Kawasan Perniagaan Kiara, along Jalan Semenyih is officially opened tomorrow. This is where they will held their launching soon.

Show-houses would be at the site itself, not yet ready but soon. Guess in weeks time.

Kambeng next month for sure....they could start with terrace....
*
Chief, their terrace is very good with backyard, and fully extended, except the 2 mid sizes with 3 Ft at the back, but fair enough. Save some renovation cost and no need spend time to tear it down and rebuild again. Landscape and greenery is always the selling point for peaceful living.

But, I a bit impress with the clusters, a bit special with the stratified couple with gateless entry aka low gardening fence.

Hmm, if end lot add 80k seems not bad and if add 150k for extra 20 ft corner is seems excellent deal.

Great.

Also be noted that 20x70 type and 22x 70 has no
more backyard of its own.
Others have another 3 ft of your own space.

The SA claims that back yard is 15 ft
Wall to wall wide. Inbetween is
the mini linear garden.

All these areas are the common beautiful
area cover and look after by the maintainance
cost you pay.

What are the other differences and advantages
of the bigger units unknown here?
*
If I recall correctly, It should be 1A 20x70 and 1D 24x75 is fully extended. while 1B 22x70 and 1C 22x75 is with 3 ft own space.

Yes, the backyard, back to back is 15" ft.

Bigger units? Perhaps u should ask the SA next week and remember what tiles they are going to offer plus the verandah.

If not mistaken, you have 3 feet, opposite neighbour have 3 feet and common area is 8 feet? All will converted to garden landscape, only walkway and no tarred road. Kind of open concept, but at the backyard..  tongue.gif  tongue.gif

20 x 70 and 22 x 70 xde family hall at first floor..

22 x 75 and 24 x 75 ada family hall at the first floor,

that's the biggest difference I can observe from the house layout plan...  doh.gif  doh.gif
*
Hmm, the 15" ft backyard is not inclusive the two units, 22x70 and 22x75" own 3 ft at the back. Unless some changes after I asked last 2 weeks.

22x75 has the best internal layout, 30ft from living to dining hall ( longest type ) meanwhile 24x75 has bigger family hall at upper floor and longer car porch. Both are quite equally good IMHO.

30ft living will be very spacious, wat I concern is the ceiling height (concrete), grond floor shd hv at least 10.5ft, 1st floor at least 10ft, anything more than that is a bonus
*
I heard its 11ft for both ground and first floor. ( terrace )

Cluster, i forgot, either 12" or 11.5" gua.

TKJ, 3% and 5% also same one. Just add back 2% to the gross purchase price will do lor. Lol.

Hmm, if give 7-10% discount, even the dev price it at RM 700k for 20x70, it will be more easier to be sold out but problem is, most purchasers profile would be differernt and any wannabe would be simply buy due to low entry.

Not possible for 12ft under LKS, unless it is bungalow
I also can bet that >70% of the info provided by SA are wrong in rgds to ceiling height, actual one always 3"-6" lower, a huge different to me
*
Hmm, not sure. Lets wait and see upon launching.

I think 3" is acceptable for me, but not 6" unless the actualy is > 12 feet. Thats good and grand enough for bug living.

My own experience:-
1 double storey endlot, launched about 4 years ago at 600++k,
Vp last year..
3 months ago put on sale at 780k, later dropped to 745k,
Last week agent offered me at 700k,
Profit less than 100k after 4 years, hmmm  hmm.gif  hmm.gif  hmm.gif

Anyway, ecoworld seems to be rushing to launch even before show houses are ready,
Got rumour interest rate is gonna increased in june/july,
Perhaps they wanna launch before rate hike..

Hopefully the interet rate hiike rumour can cool off interest in EM, then i can have higher chance and slowly pick my ideal unit ..

Just now went to eco gallery,
Didnt see Eunice,
But, Valerie is also very pretty and cute ma  wub.gif  wub.gif  wub.gif
*
Mind to share which of ur project where price dropped in terms of agent offered?

Haha, for EM, if terraces maybe unlikely except for semi d, then maybe got chance to slowly pick.

Btw, Tan Kor, wow, Valerie leng lui, ur appetite seems good but never the less, u have a very good eye sight. Means EM can go dy.

Based on this information, seems like EW is changing their marketing/selling strategy..
SEH last phase DSL 20x70, bu 1810sf sold at RM528K which translate to RM 292 psf.

Also DSL unit are quite big in BU, unlike previous strategy by SPS - Small BU - lower entry price- a strategy SPS is still deploying based on the SEH launches.
How would EW going to improvise on futures launches if BU is not a factor now? Higher ceiling height? Double volume Living hall? LSK must of thought of this in great depth.. Am very keen to know their strategy.
*
I think it is very hard if we keep taking SEH as price factor to 100% compare with EM for the price per sq ft factor.

Btw, built up area is a huge factor for me whether own stay or investment.

In the future, super link would be treated as premium as semi d today.

Developer is very good on marketing one.

Terrace houses normally two storey...

may be future phase, they can come out 3 storeys terrace house....so call super link.... higher BU etc. notworthy.gif

Like Setia Alam, 20 x 65, they plan three storey leh.. rclxub.gif
*
This is definitely in every developer's plan for 3 storey in the future esp for huge townships. Same foot print, bigger in terms of built up. Cost slightly higher and profit also higher.

I see people started to accept 2 1/2 and 3 storey. In future, I believe most ppl are tend to buy 3 storey for lower cost.

For now, 2 storey is everyone's common choice. Same goes to my own good self.

I like lake view but guess I much prefer park than lake.

For facing. I also prefer South but North is fine for me if no South. I just duwan West, thats all

EcoBotanic project in Nusajaya promo video.

Alot similarities with EM, similar guardhouse, scenery lake and attractive welcoming roundabout, colonial design, greenery, etc...  rclxms.gif  rclxms.gif

I felt it was nice only and all the façades are so-so which nothing to shout about, but I totally fell it was too great and am so into the concept, and design when I went to their EB last year, and several times this year. Damn impressive enough.

That's why I adamant to say, this EM would be very similar and could be nicer due to bigger acres of eco and green.
