not asking you to listen to them but ask for help and confirm if your knowledge is correct, if not ask why, what is the difference in assumption, look at what people has already done, even if you don't get 100%, getting 60% same result also not bad mah. no need to cover the head and try everything on your own. someone somewhere has already done it before, look and just copy.

sub sale = high entry, no risk of abandonment, sure of area workability

stop-lost don't work during a free fall of stock. trading happen when your price match the asking price.

lets say you stop lost at RM10 while the panic market lelong at RM9, your trade will never happen since they need to match all the RM9 stock first before doing your RM10 stock ... then people lelong at RM8.

you need to be in the market to actively change your price ... and of course your broker/remiser need to be able to key it in fast enough ... .. .

profit taking target would work, since your price will be lowest during an up trend ... you be bust stopping the sell and waiting for better price.

market going either way, its not good for your blood pressure. vmad.gif

Came back from Taiwan last week ... wanna look at some Taiwan price ?

its written there 1.6million NT per Pheng for that condo ... which is NT160k psf.
Malaysia one expensive ?

located directly across the street from Taipei 101.
I tell you if it drop 20% so what ...

some numeric on interest
Lets say the BLR were to increase by 1%
you have a property with RM500k loan.
1% upswing is only RM5,000 per year extra, unlikely to kill you
if you are multi property holder [lets say 10] then your impact is RM50k, which is a killer to generate in 1 year.
So interest is back to your exposure.

on Migration/Marriage
2013 SPM total 420k candidate, so next year there are going to be a lot of people looking for accommodation, work/study in major city ... Johore, KL, Penang ...
you need to know your customer base/ actually customer flow

on all the increase/inflation
people will generally stopped to recalibrate themselves, because of low transaction/movement those[flipper] that depend on transaction will suffer since buyer/seller flow stopped. those that go on rental will hardly care, unlikely your tenant will dare to moved ... they are adjusting themselves now.
you don't move, they don't move, everyone don't move [no buy / no sell] the value don't change.

my biggest worry
abandon project ! with so many project going on and escalating cost especially reduction of foreign labour [illegal crackdown by government], who is there left to build all this project ? the longer it delay the more cost to the builder and the higher chances they will just bankrupt the subsidiaries as a cut lost. bankrupting a subsidiaries don't affect the main company and only the subsidiaries director get into trouble, other silent/hidden investor is totally protected and can create another company and life goes on to them ... the loan bearer suffer with no product in hand.

final advise
buy what you can support / avoid new project / you are never protected

btw the bigger the developer the bigger their legal team and the bigger they can kick your small lawyer out the door ... don't ever think think big developer are all that good. They can bigger pay the relevant authority too ...

SG property slide for 10% seems to be nothing actually ... they are already so bloody high !!
MY government is still very greedy, they know its still cheap compare to other, they will still milk you dry.

Any actual projection will be after CNY, March onward when Bank have new target/budget money that they have to put into market. 2H is a good time to borrow. drool.gif
