In view of the MRT going 2 kajang, I would think kajang will b a good place 2 invest. Semenyih has no mrt stations but kajang will hv 3 mrt stops. Closest gated n guarded landed property which has a linked to the mrt via an upcoming ktm station is kajang 2 which is developed by mkh. What's more thr is also an international school and upcoming chinese primary school. Mkh is launchinh their upcoming superlink hse next mth..

And for doz who wanna invest in another freehold lrt link project. Check out The Establishment@Bangsar this Sat (7 Sat). They also hv 2 completed showroom units at jln riong, off jln maarof, bangsar. The units r sold fully furnished including a queen size bed n mattress n kohler taps for d bathroom. 10% rebate n comes with DIBS, free legal fee for S&P n loan agreement. Btw; I m not the SA for tis project.

No carpark provided. Rental rm150 pm. Procceds of the rental does not go 2 d developer pocket. It will b owned by the residents management's committee when d strata title is out n can b used to upgrade n renovate the apt as n when needed. B4 the title is out the carpark money will b held un trust by d developer.

The mall has 2 b well run 4 ur units 2 appreciate. If not well run, then it may make the whole project look shabby. Good malls like tropicana, pavilion, plaza damas, publika n midvalley adds value 2 d residential. D summit and BB Plaza r examples of below average malls which ekocheras should try 2 avoid..

My loan is with cimb. 70% LTV. Full flexi but hv 3 yr lock in period which starts fr date of 1st drawdown. Blr-2.40%. Those who applied earlier did not hv lock in period. Cimb charge rm200 to open acct n rm10 maintenance fee every mth.

One banker told me next yr some sellers might b desperate 2 let go their units. These units were bought fr developers 2 to 3 yrs ago under dibs, 90% loan with 10% rebate. Hence many investors went into a buying spree n bought many units with v little equity paid. Next yr many of these projects will b issuing VP but owners may not b able to pay 4 all their mortgage installments.

Block H ekocheras Soho price is ranging between rm700 to rm800 psf depending on the level ur in. Block J got 5% discount fr block so it will b cheaper. Compare with recent launches in bangsar such as The Establishment@Bangsar and Nadi Bangsar r both selling exceeding rm1,100psf. Ekocheras pricing is not d same with bangsar but its similar to the leasehold mah sing D'Sara at sg buloh and slightly cheaper than leaseholdn SqWhere of SDB at sg buloh which r also connected 2 d upcoming sg buloh mrt station.
