QUOTE(CloudAtla$ @ Apr 22 2014, 12:37 PM) Still BBB mode? Really amazing with the current buying mode. That means the gomen fail to control housing price. Not about BBB or DDD, we buy what is value for money. Good location, easy accessibility, intergrated mix development, connectivity to mrt, established township and i wouldn't say cheap, but reasonable entry price and affordability.

QUOTE(neonikson1 @ Apr 25 2014, 01:26 PM) Anyone knows of ekovest had done similar projects like ecocheras before? I know,I know they have none.lol, they're quite new to this type of integrated high rise developments.but they've been in the construction field for long. Is a solid company too so am hoping they will deliver good on their maiden project and we buyers will be happy to grow together.

QUOTE(CMW123 @ Apr 25 2014, 01:40 PM) http://www.ekovest.com.my/project_track_records.htmlTheir reputation is mainly as main contractor inclusive of big infrastructure projects but not as a developer, as can be seen by their current "not so impressive" handling of the sales and marketing as a developer compared to other established ones....hope they will invest more resources n talent into those areas which they have yet to master as a developer yet...my 1 cent IMHO But bro,for me I'm happy with the way things are regarding their sales n marketing.lol,if they were to invest more talent on it,I'm quite sure so does the selling price.for me they have market the product wrongly,if they got the approval on the mall first before launching, the launch prices should be as similar to the price now,13% higher. So I'm happy in that aspect that they're greenish.just my 2 sen too.cheerssss bro!

QUOTE(neonikson1 @ Apr 25 2014, 02:48 PM) Noted. That's the risk we have to factor in. In fact that's is probably the only set back this project has... But if you're concerned about their workmanship, maybe you can drop by and have a look at their completed shoplots at kajang perdana? I know it's not apple to apple, but at least that gave some indication I guess?

QUOTE(Jagalat @ May 6 2014, 01:56 PM) Thanks for the info. Paiseh for mentioning You City. From what I found out two weeks ago, the remaining units are RM700-800 psf. (I have no mean to promote/demote You City since this is the EKC forum) no problem, we'll be more than happy if they sell at 800psf. hehehe

QUOTE(soon9913 @ May 12 2014, 09:27 AM) Lets conclude 3.5 years later see whether your interest paid is more than the 7% rebate....? :-) i would say it's highly unlikely.....almost impossible that interest paid is more than 7%, especially for me unit on the 21st floor.... lowest floors maybe.....

QUOTE(kochin @ May 12 2014, 10:21 AM) but gst guideline clearly says soho is kena gst wor. unless waiver obtained liao? anyway, before 1st april 2015, anything is still possible. good luck! but that daikor states that soho under Schedule G or H is considered to be residential.... so, we'll just wait and see.

QUOTE(kochin @ May 12 2014, 10:43 AM) in the talk i attended, the speaker cautioned that the tenant might actually prefer to be charged 6% gst in future because the tenant is able to claim input tax. this is in comparison to landlords who doesn't. not me say. Custom say punya: http://gst.customs.gov.my/en/rg/SiteAssets...0Jan%202014.pdfitem 7. "Confirmed that SOHO for residential used (under Housing Development Act) exempt from GST. Royal Malaysia Custom officer replied my email." quote from a fellow forumer. he even attached the letter to it, but sorry i do not know how to upload photos...

kochin gor, this was extracted from your link..... "If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building." pls correct me if i'm wrong, but my comments are a bit biased la, i personally hope that the soho i bought is not subject to GST.
