Me too, opted for no dibs, lower down payment.

Already opted for non dibs even with 90% loan,as my unit on 21st floor.did my own calculation and it looks like I save around 10k on estimation of payment schedule compare to the 7% discount, assuming no rising of interest rates.
*
Hi captain cool..u sure abt saving rm10k. If u can scan the payment schedule in this forum I can help to double check ur interest payment. To b conservative u got to use average interest of 4.70% to take acct of the imminent int rate hike.

Premised on recent news it is highly likely interest rate will increase by 25bp by 2nd quarter 2014 n another 25bp in 2015 due to inflationary pressure. After 2015 will b too far to forecast. But d interest rate hike will affect our interest cost payment.

Hi Restful kor, i am at 12th floor, planning to take none DIBS to lower the entry barrier.  But do you think DIBS will save more $$$?  DIBS is only covering max 4 years of construction period right?
*
According 2 d developer, they computed d 7% rebate premised on a 90% LTV. So if ur loan is below 90% LTV, u will profit fr taking d non dibs scheme.

I signed my s&p yest. Saw a few high units in block E still available. Also still got big units which hv 3 rooms available for both block J & H. Developer informed several big units had loan rejects so dey r now resold to d mrk. But they were no loan rejects for d 762sqft duplex soho for block J & H.

My sis unit at 8 th floor, and finally managed to get 90% loan from Maybank ,

Restful bro, any update....?
*
S&P lawyer told me that the S&P will only b dated when its stamped. It will only b stamped after the developer signs d S&P It will not b dated on d day u signed. The lawyer informed that they r trying to stamp the S&P by end of this yr. 2nd update is the developer has yet 2 submit plans 2 dbkl for the development of d mall n hotel. At the moment the plans r still with the developer's architect.

Looks like anything below mid floor should go for dibs, especially with the prediction of interest hike.
*
To b safe, if ur LTV is 90% irrespective what floor ur on, u better take dibs. Interest rate is set to rise with the higher anticipated inflation next yr. Petrol price up, Electricity up, assessment up, Road toll up, Water bill up, GST akan datang. BN = Barang Naik.

So far, I only read Restful boss staying at BlkH. Most are in BlkJ or BlkE.
I might be wrong. Pls correct me. Thx
Anyone else is in BlkH?
*
Jagalat-kor, ur right..I m in block H. I wanted block J coz cheaper by 5% but I only went on sunday afternoon. By dat time, block J all sold out except 2nd floor n big units on high floors. Doz who bought block J turned up on saturday n sapu all already. I ended up buying a 762sq ft unit facing cheras view.

Also 2 highlight dat the developer is giving us only a FILTER hood n not a suction hood. What's d diff u may ask? A filter hood is not effective to remove d smoke n smell of chinese cooking whr it involves a lot of frying. Since ur bedroom is upstairs n smoke rises, u will b enveloped with cooking oil smell. The only way to overcome tis is if u install a suction hood that sucks the oily air n smell out of ur kitchen but alas ekovest is not offering u this system. Also if u wanna change to a suction system, u will need to hack the wall 2 reinstall the suction. Ask any women who loves 2 cook whether filter or suction system better?
