The mall n the hotel which replaces block N n the 10 cineplexes r only at proposal stage. Nothing has been approved yet. The developer is redrawing their plans n will b submitting 2 dbkl 4 approval. At this point they hv yet 2 submit. If they get approval, they will scrap block N. If ekohotel does not get approved, block N will remain and will b launched.

Block J rm20k premium still ok. Block H price has increased by almost 5%. This makes block J which earlier enjoyed 5% discount fr block H looks resonably priced despite the rm20k cash undercounter money. I m not d SA for this undercounter nor do I condone it. I am just assessing it fr d economic standpoint.

With uncertainties surrounding ekomall, ekohotel n their architects back 2 the drawing board, I dont think the construction is going 2 start so soon.

The resi units above tropicana city mall r leasehold right? Some more LRT is quite far away. Since VP price has appreciated at least 250%..think ekocheras can do better as it has linked bridge to lrt n also freehold.

Thr r thousands of condo n apartment units coming onstream by 3rd n 4th quarter 2014. VP will be given to investors n speculators alike for doz thousands of residential highrise units. These units all enjoyed 90% financing during the heydays whr banks still loan u 90% LTV for ur 10th property. Many units were bought were with v little equity as developers gave 7 to 10% rebates with DIBS. Once these units r given VP n full mortgage installments kick in the many speculators r not able to hold on as they dont hv d cashflow 2 do so. U will see many units "dumped" below mrk value to clear their stocks in d face of potential mortgage defaults & bankcruptcy. Question is how fast can the mrk absorb all these thousands of units dumped by the speculators end of next year?

When blk N gets converted 2 hotel thr will b a grand n big entrance 4 hotel guest to enter ekohotel via jln cheras thru a road running thru the mall In between block j & h. Visitors will see big signages on eko hotel fr the jln cheras main road. So though hotel is hidden signages are bug n clear along jln cheras in front of d project..

Visited leisure mall which is oppossite ekocheras during weekend. Noticed quite a lot of people in d mall. When d 1.2m eko mall is up & running sure will attract lots of people ..

Thr will not b a link bridge fr mrt to leisure mall. Ekovest will not build that link bridge. Ekovest only built link bridge fr ekocheras project to the mrt.
