After advertising for 1.5 month, I have received 1 booking through AirBnB and 3 from ibilik. My first guests just checked out. I'm just testing, I love doing this...but if it does not work out, I will just rent for long term.

this is kinda like homestay business rite. the article u shared is okaylar quite informative.

if TS is interested u can attend homestay seminars. but managing it is a hassle if u live faraway.

It's only my first guests. He's been working here for a while and familiar with the place. So no problem. The security is very strict, it's good but can be intimidating to my guests too. Will see how it goes with my future guests. I receive two more inquiries on AirBnb, maybe due to the year-end holidays.

it works in first world country, top tourist destination like melb, sydney, hk, tokyo, london, paris, new york, L.A....and more..

but maybe kl can do gua..? a lot of arab tourist...

I have used airbnb to stay in hong kong before. Interesting experience but never again will I stay in someone elses property. Airbnb used to get some stick as owners were not protected if something happens to the property.

Go to AirBnb website, look for listing in KL. To me some are doing pretty well, judging from the reviews, especially the ones located around city center and klcc.

Yes, that's the downside...but AirBnb now has certain insurance for owners protection in some countries and Malaysia is still not included. Anyway what I like about it is at least they have some verification system, and we can at least do a bit of screening before deciding to accept or decline a reservation.

I always think this way of rent out is interesting. But will you be worried that if someone who rent it today. By tomorrow you visit your unit all your tv, sofa and bed being moved away and the owner missing? That's my only concern. May be you can hold his passport or IC but fake IC or passport can be available for many illegal immigrant also. How do you overcome this problem?

Yes, scary also cry.gif . What I do now is bringing my guests to the security guards to sort of brief them that they're my guests, besides getting all the particulars for temporary passes into the building, and I do thorough checking too. Always prefer family with young kids.

If successful transaction. that's cool n nice. However only need one incident. No country will encourage daily rent out on condo, police might not take in these case. If anything happened like drugs or murder case, owner will be in deep shit. These are the generic risk, however for Malaysia the risk even higher cos so many bangla with Chinese name in the Malaysia now. wink.gif If u were to watch tv during election. The best is you stay nearby. The best buy 2 unit, side by side ask your maid to guard abit. If they have luggage bag they can anytime pack up yur plasma or lcd tv in it to pass by security. Suggest most of your furniture make it wall mount. I see many hong kong apartment specialize for Air bnb minimum item but all furnish item wall mount build eg: you plasma tv. Buy typical normal sofa, cushion type. Internet router and model all tie down in box. Make it tastefully, it's lock but look furnish as design. Hairdryer wall mount type in toilet. Shampoo and soap wall mount container. Other than that I think no more stealing.

If need to do full time I guess these are the basic investment need to be done.

Agree and thanks for the suggestions. I have only cheap bulky furniture from Ikea. Don't think people can carry that away as they won't fit in the normal lifts. Need to have owner's verification to move bulky items. I do have worries on my LCD TV though smile.gif. Maybe next time can ask for much higher deposits smile.gif

Bro mind to tell where is your condo? Got public transport nearby or not? Last time think axis residence, ampang, duplex at RM 200k is doable, cos near lrt. I was too late and never invest doh.gif doh.gif doh.gif

Small size cheap good to rent as air BnB. Smaller size lower maintenance fee. Return higher. However selling is abit tough lar for studio and small unit.

Somewhere in PJ, just about 5 min walk from LRT. I'm just testing but so far confirmed 3 bookings, 2 from Airbnb 1 ibilik. Maybe around 7 inquiries altogether from both. Maybe it's due to school holiday looming in the horizon smile.gif . I also open my apartment at cheaper rates to friends and relatives smile.gif

Where can I find the link?

I had a confirmed reservation from a Malaysian who would be bringing her in-laws from Australia for 3 weeks. She came over to view the apartment and got to meet her in person. I also got to meet my first guest who wanted to view the apartment too. I like this kind of arrangement. But not all guests are able to do this.

Hi, just sharing my experience. I bought my 2nd property, a 3 bedroom apartment with intention to rent out long term. While waiting agent to help find a tenant, I experimented with this short term let aka homestay and advertised at many platform including Airbnb

Airbnb has the highest traffic, I get mostly international travelers. So far I've hosted families from Aussie, India and Indonesia. This month alone I can get >RM3k revenue

Too bad I've agreed too early to let my unit out for 1 year starting Aug. Would love to try this again next year

It is really time consuming to pass it to each and every guest personally if you're staying far away...

You should try airbnb first, if it doesn't work then baru you change to monthly rental.

Hi bro, need some idea how to handover the access card for those type of condo or service apartment.

Like what you said, handover of key can replace it by using the digital lock system but how about the access card?

If it require access card, then you'll have to meet them in person. Some Airbnb that I stayed before hand the access card to the house cleaner, and the cleaner hand it to the guest.

My studio condo apartment is very near city centre/KL Sentral. I read that Penang won't allow. The MPPP would fine and those who continue will be taken to court. Scary yo.

I'm quite interested. How do you take care of changing/cleaning the bed sheets/pillow cases? I'm not going to get involved with the nitty gritty. Do you provide bath gel/shampoo?

Cleaning the unit is no problem since could use the condo cleaners.

What do you think is the best way to hand over the keys/taking back the keys if I stay quite far from the condo?

In the first place,how do we register with AirBnB? Thanks for any info you will share.

This is very true. Since you're experienced who do you engage to wash bed sheets etc for you? I guess you have to change the bed sheets/pillow cases yourself as well.

If you don't mind could you tell me where is your BnB? Perhaps I might try it out if it's at some holiday resort. Mine is actually very near KL Sentral and the city. Uber/Grab to my condo won't cost over RM10.

My problem is I stay far from the condo so it would be bothersome to come often. Have to meet the guests to hand over the keys but they could drop them into the locked post box when they leave. My studio is actually easy to clean but must engage the cleaner to do major cleaning. I think the only place that would need a major cleaning would be the bathroom.

Is the BnB monthly income enough for your whole monthly expenses? Would you consider it good income if I could earn double what I get in rental per month?

Rental have to pay tax. What about BnB? Did you report in your annual income tax returns?
